Hemlane charges a $28 monthly platform fee plus a per-unit fee: $2 on Basic, $20 on Essential and $58 on Complete. The higher plans pay for people, with repair coordination and a PM assistant. If you only want software, TurboTenant, RentRedi, Avail and Innago cost less, and some are free. If you want deeper accounting at a flat price, look at Rentec Direct. If you manage for others, look at DoorLoop. None of the software-only tools replaces Hemlane's hands-on repair coordination. Hemlane's prices here are its annual-billing rates, the default view on its pricing page ("Save up to 20% with annual billing"); month-to-month billing costs more, checked Oct 28, 2026.

Prices come from each vendor's own pricing page, read on October 28, 2026. We haven't tested these products hands-on, and we don't rank by affiliate payouts.

The alternatives in detail

TurboTenant: free plan with optional yearly upgrades

TurboTenant's free plan covers listings, applications, screening and rent collection. Essentials and Pro are billed yearly, by unit tier. Pro at 1–10 units costs $199 a year and adds an accounting suite with Schedule E. Compared with Hemlane Basic at 5 units ($456 a year), TurboTenant Pro is cheaper, although tenants pay the $2 ACH fee on Free and Essentials. See TurboTenant pricing. Visit TurboTenant

RentRedi: flat price, unlimited units

RentRedi costs $12 a month billed yearly, $20 on 6-month billing or $29.95 month to month, with unlimited units. Tenant ACH is $1.00. If you have 10+ units, that's far below Hemlane Basic's $48 a month at 10. See RentRedi vs Avail. Visit RentRedi

Avail: free, or $9 per unit for free ACH

Avail's Unlimited plan is free, with $2.50 tenant ACH. Unlimited Plus costs $9 per unit a month and makes ACH free. Above about 4 units, Plus costs more than Hemlane Basic (5 units: $45 vs $38). Avail is owned by Realtor.com. See Avail alternatives. Visit Avail

Innago: free, with no paid tiers

Innago is free for landlords, with no paid tiers. Tenants pay $2 per ACH payment and 2.99% on cards. Screening is $30–$35, plus $10 for income verification. It's the simplest way to drop the $28 Hemlane platform fee. See Innago vs TurboTenant. Visit Innago

Rentec Direct: deeper accounting, flat price for small portfolios

Rentec Starter costs $25 a month flat for up to 10 properties and 10 tenants. Pro and PM start at $50 a month and add trust accounting for managers, with 10% off on annual billing. There's a two-week trial. Rentec lists full rental accounting, with bank sync and QuickBooks sync on Pro. See Rentec Direct pricing. Visit Rentec Direct

DoorLoop: if you manage for others

DoorLoop One costs $2.50 per unit with a $199 monthly minimum, which comes to $2,388 a year. It includes owner portals, owner statements and unlimited users. At 40 units, Hemlane Basic is $108 a month and DoorLoop One is $199. DoorLoop only pays off if you need its manager features. See Hemlane vs DoorLoop and DoorLoop pricing. Visit DoorLoop

What you lose by leaving Hemlane

Hemlane's Essential and Complete plans include people: repair coordination, a vetted repair network, 24/7 emergency support and, on Complete, a PM assistant handling tenant messages. Free ACH on its paid plans is also uncommon. Avail Plus is the other tool here with $0 ACH. If you rely on Hemlane's repair coordination, a software-only app means fielding repair calls yourself. See maintenance request tracking for small landlords for other options.

How we checked

On October 28, 2026, we read the pricing pages for Hemlane, TurboTenant, RentRedi, Avail, Innago, Rentec Direct and DoorLoop, plus their fee and help pages where the pricing page didn't list fees.

The monthly costs are our own math. TurboTenant's $199 a year ÷ 12 = $16.58. Where a fee isn't on the vendor's page, we say so. Affiliate or referral programs don't affect order or wording.
