TurboTenant announced on August 18, 2026 that it had acquired TenantCloud, and TurboTenant's help center says TenantCloud accounts are being moved to TurboTenant automatically at the "same plan, same price." So the real question for most TenantCloud landlords is whether to let the migration happen or switch to something else.

If you like your current plan, the easiest path is to stay on it and let it migrate. If you want lower tenant fees or a flat price for unlimited units, RentRedi, Avail and Innago are the main alternatives for small landlords. DoorLoop suits larger portfolios that want a full property management suite.

All prices and fees below come from each vendor's own pages, checked October 28, 2026. We haven't tested these products hands-on.

What's happening to TenantCloud

  • The deal. TurboTenant's press release (August 18, 2026) says it acquired TenantCloud. TurboTenant had already bought REI Hub and Azibo. Azibo has since shut down, and its users moved to TurboTenant.
  • Your account. A TurboTenant support article for TenantCloud landlords (August 2026) says:
    • Accounts are migrated automatically.
    • You keep the same plan at the same price.
    • You shouldn't create a separate TurboTenant account ahead of time.
    • Your TenantCloud history stays accessible.
  • One billing change. ACH fees that you choose to cover are now deducted from the deposit instead of being invoiced to you.

If you're happy with TenantCloud's features and price, doing nothing is a reasonable choice. Read the migration notice in your account and TurboTenant's article before you change anything. Don't sign up for a second account on your own.

Comparison table

Pricing checked Oct 2026. Landlord price is what you pay. Tenant fees are the defaults, and most of these tools let you absorb them instead.

The alternatives, one by one

TurboTenant: the default path

TurboTenant is where your account is going anyway.

  • Free plan: listings, applications and screening, condition reports, maintenance requests, rent collection, and electronic deposit returns.
  • Essentials: adds unlimited leases and e-signatures. From $149 a year for 1–10 units.
  • Pro: adds Schedule E and Form 8825 accounting reports, and typically waives the $2 tenant ACH fee. From $199 a year for 1–10 units.

Paid plans are billed annually only. Standard ACH payouts take 5–7 business days, or 2–4 on paid plans for payments under $10,000. See TurboTenant pricing for every tier. Visit TurboTenant

RentRedi: one flat price for unlimited units

RentRedi charges one price however many units you have:

  • $12 a month billed yearly ($144)
  • $20 a month on a 6-month term
  • $29.95 month to month

The features are the same on every term. Tenant fees are low: $1.00 per ACH payment and 3.1% + $0.30 per card payment. Deposits take 2–3 business days, per its payments FAQ. It doesn't have a free plan; it offers a 30-day money-back guarantee instead. Past roughly 10 units, a flat price usually beats per-lease or per-unit pricing. See TurboTenant vs RentRedi. Visit RentRedi

Avail: free, with an optional per-unit upgrade

Avail Unlimited costs nothing. Tenants pay $2.50 per bank transfer and 3.5% by card.

  • State-specific leases with e-signing are included free.
  • Unlimited Plus ($9 per unit per month) removes the tenant ACH fee, adds next-day FastPay deposits, and adds custom and reusable leases.

At 10 units, Plus costs $90 a month, so it adds up quickly as you grow. See RentRedi vs Avail and Avail alternatives. Visit Avail

Innago: free, with fast payouts

Innago has no landlord subscription at all.

  • Tenant fees: $2 per ACH payment and 2.99% by card. You can absorb these.
  • Payouts: 1–2 business days, with a 3-day hold on a first payment or a new payment method.
  • Leases: built-in e-signing, using its templates or your own uploaded lease.
  • Bookkeeping: connects to QuickBooks and Ledgre.

It's US-only, per its FAQ. See Innago vs TurboTenant. Visit Innago

DoorLoop: for bigger portfolios

DoorLoop is priced per unit with monthly minimums:

  • One: $2.50/unit, $199 a month minimum
  • Connect: $4/unit, $299 minimum, with free incoming ACH
  • Multiply: $5/unit, $399 minimum

It includes unlimited e-signatures, QuickBooks Online sync and $35 screening. The minimums make it expensive for a handful of units. It makes more sense if you were on TenantCloud's Business plan or manage for others. See Buildium alternatives. Visit DoorLoop

Hemlane and Rentec Direct: two more paid options

  • Hemlane has a free Starter plan with listings, screening and rental accounting. Online rent collection with $0 ACH starts on Basic, at a $28 monthly platform fee plus $2 per unit. At 15 units that's $58 a month, or $696 a year. Its Essential tier adds 24/7 repair coordination. Visit Hemlane (billed annually; month-to-month costs more)
  • Rentec Direct Starter is a flat $25 a month ($300 a year) for up to 10 properties. Incoming ACH payments cost $2 each on Starter. At 15 units you'd need Pro, which starts at $50 a month and is priced by unit count in a calculator on its pricing page. There's a two-week free trial. Visit Rentec Direct

Cost at 15 units for a year

Assume 15 tenants each pay rent by ACH 12 times (180 payments), nobody pays by card, and tenants pay the ACH fee.

SetupLandlord subscriptionTenant ACH feesTotal
TenantCloud Growth (billed yearly)$350$315 ($1.75 × 180)$665
TurboTenant Free$0$360 ($2 × 180)$360
TurboTenant Pro (11–30 units)$399Typically $0$399
RentRedi (billed yearly)$144$180 ($1 × 180)$324
Avail Unlimited$0$450 ($2.50 × 180)$450
Avail Unlimited Plus$1,620 ($9 × 15 × 12)$0$1,620
Innago$0$360$360
Hemlane Basic$696 ($28 + $2 × 15, × 12)$0$696
DoorLoop One$2,388 ($199 minimum × 12)$270 ($1.50 × 180)$2,658

This compares fees only, not features. TenantCloud Growth includes things a free plan doesn't. On fees alone, RentRedi is cheapest at this size, and TurboTenant Pro is close behind while adding accounting reports.

How to choose

  • Happy with TenantCloud? Let the migration run. Your plan and price carry over, per TurboTenant.
  • Want the lowest total fees at 10+ units? Look at RentRedi's flat annual price.
  • Want $0 out of pocket? Look at Innago or Avail's free plan, and remember that tenants pay per-payment fees.
  • Need Schedule E reports in the same app? TurboTenant Pro includes them. Or pair a free rent app with a bookkeeping tool: see best rental property accounting software.
  • Managing 50+ units or other owners' properties? Compare DoorLoop and the tools in Buildium alternatives.

Before you switch, export your tenant list, lease documents and payment history. Tell tenants about any new payment link at least one rent cycle ahead.

FAQ

Is TenantCloud shutting down?

TurboTenant hasn't announced a shutdown date in the pages we read. Its help article says TenantCloud accounts are being moved to TurboTenant automatically and your history stays accessible in TenantCloud. Watch your account notices for dates.

Will my TenantCloud price go up after the move?

TurboTenant's migration article says "same plan, same price." It doesn't say how long that lasts, so check renewal terms when your plan comes up.

Should I create a TurboTenant account now?

No. TurboTenant's article says not to create a TurboTenant account ahead of the migration. Your account is moved for you.

What's the cheapest TenantCloud alternative?

Innago and Avail's Unlimited plan cost landlords $0, and tenants pay per-payment fees. At about 10 or more units, RentRedi's $144-a-year flat plan with $1 tenant ACH usually comes out cheapest once you count tenant fees.

Which alternative has Schedule E reports?

TurboTenant includes Schedule E and Form 8825 reports on Pro. Other options are dedicated bookkeeping tools such as Stessa, Baselane, REI Hub and Landlord Studio. RentRedi's blog says it has one-click Schedule E reports, while Avail's comparison page says RentRedi needs REI Hub for that. Those claims conflict, so check a live demo. TenantCloud itself lists tax and Schedule E prep on its Pro plan.

Baselane is a financial technology company and is not an FDIC-insured bank.
