RentRedi and Avail both handle listings, screening, leases and online rent for small landlords, but they charge in opposite ways:

  • RentRedi has one flat subscription for unlimited units: $12 a month billed yearly. Tenants pay $1 per ACH payment.
  • Avail is free. Tenants pay $2.50 per bank transfer unless you upgrade to Unlimited Plus at $9 per unit per month.

Counting what you and your tenants pay together, Avail's free plan costs less up to 7 units. The two tie at 8 units, and RentRedi's annual plan costs less from 9 units up.

All figures come from each company's own pricing and help pages, checked October 28, 2026. We haven't tested either product hands-on. Where the two companies make claims about each other, we say whose claim it is.

Quick verdict

  • Pick Avail if you have fewer than about 8 units, want $0 out of pocket, and like state-specific leases with e-signing included free. Visit Avail
  • Pick RentRedi if you have about 9 or more units, or expect to grow. Its price doesn't rise with units, tenant ACH costs $1 instead of $2.50, and the card fee is lower on typical rent amounts (3.1% + $0.30 vs 3.5%). Visit RentRedi

Cost for a year at 1, 3, 5 and 15 units

Assume every tenant pays rent by bank transfer 12 times a year, the tenant pays the ACH fee, and nobody pays by card. RentRedi is on its annual plan.

UnitsRentRedi ($144 + $1 × payments)Avail Unlimited (free + $2.50 × payments)Avail Unlimited Plus ($9 × units × 12)
1 (12 payments)$144 + $12 = $156$0 + $30 = $30$108
3 (36 payments)$144 + $36 = $180$0 + $90 = $90$324
5 (60 payments)$144 + $60 = $204$0 + $150 = $150$540
15 (180 payments)$144 + $180 = $324$0 + $450 = $450$1,620

How to read this:

  • Break-even. RentRedi costs $144 + $12 per unit a year, and Avail free costs $30 per unit, all of it paid by tenants. They tie at 8 units ($240 each). Below that, Avail costs less in total; above it, RentRedi does.
  • Your out-of-pocket cost. If tenants pay their own ACH fees, Avail's free plan costs you $0 at any size, and RentRedi costs you $144 a year. If you absorb the tenant fees, the totals above become your own cost.
  • Unlimited Plus ($108 a year per unit) always costs more than RentRedi's flat $144 from 2 units up. Choose it for Avail's features (next-day FastPay, custom and reusable leases, $0 tenant ACH), not to save money.
  • Card payments change the math. On a $1,500 rent payment, the card fee is about $48.30 on RentRedi (3.1% + $0.30, grossed up so you receive the full rent, per its help center) and $52.50 on Avail (3.5%).

Where they differ beyond price

Rent collection

RentRedi's payments FAQ says rent deposits in 2–3 business days. You can choose to cover tenant fees, or require ACH-only to avoid card fees.

Avail also pays out in 2–3 business days on the free plan, and offers next-day FastPay on Unlimited Plus.

RentRedi's own marketing also mentions cash payments at retail locations. We haven't verified that on a pricing or help page, so treat it as RentRedi's claim.

Screening

  • RentRedi: a flat $39.99, or $49.99 with income verification, paid by the tenant.
  • Avail: screening through TransUnion for $30–$55. The price varies by state, and the landlord or tenant can pay.

In some states, Avail's price will be lower. Check your state's limits on applicant fees. See best tenant screening services.

Leases

Avail's free plan includes state-specific lease templates with e-signing, which is a real advantage for a new landlord. RentRedi includes leases and e-signing on its single plan. See best lease e-signature software.

Accounting and the mobile app: conflicting claims

Each company has published a comparison page about the other, and they disagree:

  • Avail's comparison (updated October 21, 2026) says RentRedi needs REI Hub for Schedule E reporting.
  • RentRedi's blog says it offers one-click Schedule E reports, and says Avail lacks a mobile app and Schedule E.

We haven't tested either claim. Ask both companies for a live demo of the exact report you file, or keep your books in a dedicated tool. See best rental property accounting software.

FAQ

Is Avail really free?

Yes. Avail's Unlimited plan has no landlord fee, and tenants pay $2.50 per bank transfer and 3.5% by card. Unlimited Plus costs $9 per unit per month and removes the tenant ACH fee.

Does RentRedi have a free plan?

No. RentRedi offers a 30-day money-back guarantee instead of a free plan or trial. The cheapest option is $12 a month, billed yearly ($144).

Which is cheaper, RentRedi or Avail?

With tenants paying their own fees, Avail's free plan is cheaper for you at any size. Counting both landlord and tenant fees, Avail is cheaper up to 7 units, they tie at 8, and RentRedi is cheaper from 9 units up.

Which has faster rent payouts?

Both list 2–3 business days as standard. Avail's Unlimited Plus adds next-day FastPay.

Can I use RentRedi or Avail for taxes?

The two companies make conflicting claims about each other's Schedule E support. Verify with a demo, or pair either app with a bookkeeping tool such as Stessa, Baselane, REI Hub, Landlord Studio or Rentastic.

Baselane is a financial technology company and is not an FDIC-insured bank.
