On this page
Hemlane has one free plan and three paid plans. Starter is free, with listings, applicant screening and basic rental accounting. Every paid plan charges a $28 monthly platform fee plus a per-unit price. These are the annual-billing rates its pricing page shows by default ("Save up to 20% with annual billing"); month-to-month costs more (checked Oct 28, 2026). The per-unit prices are:
- Basic: $2 a unit
- Essential: $20 a unit
- Complete: $58 a unit
For most small landlords, Basic is the plan that matters. It adds online rent collection with no ACH fee, and it costs $30 a month for one unit or $48 for ten.
The two higher tiers cost more because they add services, not just software. Essential adds repair coordination with 24/7 emergency support, and Complete adds a property-management assistant who handles tenant communication.
Everything below comes from Hemlane's pricing page and help center, checked October 28, 2026. We haven't tested Hemlane hands-on.
Hemlane plans and prices
| Plan | Monthly price | Formula | What it adds |
|---|---|---|---|
| Starter | $0 ("free forever, no credit card") | — | Listings, applicant screening, rental accounting |
| Basic | $30 for 1 unit | $28 platform fee + $2/unit | Rent collection, leases, e-sign, messaging |
| Essential | $48 for 1 unit | $28 + $20/unit | Repair coordination, 24/7 emergency support, state-specific leases |
| Complete | $86 for 1 unit | $28 + $58/unit | PM assistant handles all tenant communication, vetted repair network |
Hemlane's page shows each paid price for one unit, including the $28 platform fee. The per-unit charge is labeled "/unit." We assume it applies to each unit you add, because that's how the one-unit prices add up. Basic comes with a 14-day trial ("Try for 14 days, then $2/unit"). We didn't see an annual-billing discount on the page.
What each plan includes
Starter (free)
- Advertising to Apartments.com, Zillow "and 7 more" sites
- Applicant screening, covering national credit, criminal, eviction and income
- "Full rental accounting," with bank sync, a cash-flow report and an income statement
Starter doesn't include online rent collection. If you only need to fill a vacancy and keep basic books, it costs nothing.
Basic
Basic includes everything in Starter, plus:
- Lease tracking, document storage and e-signatures
- Online rent collection with automatic late fees and "$0 ACH fees"
- Private messaging with tenants
- Tenant perks, such as renters insurance and credit-bureau reporting
Essential
Essential includes everything in Basic, plus:
- End-to-end repair coordination, with 24/7 emergency support, automatic diagnosis and work-order management
- Invoicing, which Hemlane says comes with "no markups"
- State-specific leases, amendments and notices
Complete
Complete includes everything in Essential, plus:
- A property-management assistant who handles all tenant communication
- A vetted repair network covering handiwork, electrical, plumbing, appliances and HVAC
- Repair spending thresholds that you set
- VIP support
All paid plans include unlimited users, a lease ledger, and merging or splitting of transactions.
Fees on top of the subscription
| Fee | Amount | Who pays |
|---|---|---|
| Tenant screening | $40 per applicant | Tenant |
| ACH rent payment | No fee on paid plans | — |
| Debit or credit card payment | 3% | Tenant or owner (owner chooses) |
| Premium listing on 7 exclusive sites | $89 for 30 days | Owner |
| Tenant placement add-on | From $695 (includes lockbox fee) | Owner |
| Inspection add-on | $300 | Owner |
| Eviction Shield add-on | $4.95/mo | Owner |
On a $1,500 rent payment, the 3% card fee is $45. Under Hemlane's settings, that $45 is either added to what the tenant pays or taken out of what you receive.
How fast Hemlane pays out
Hemlane's help center gives these payout times:
- ACH, paying customers with verified accounts: generally 2–3 business days
- First payment to a new bank account, free-trial accounts and unverified accounts: generally about 5 business days, and up to 10 business days if flagged for risk review
- Single payments of $10,000 or more: the standard (slower) schedule
- Card payments: up to 24 hours to process
If your trial ends before you subscribe, Hemlane says it can't process outstanding payouts.
What Hemlane costs: worked examples
These figures use the published formula, monthly, before payment fees and add-ons.
| Units | Basic | Essential | Complete |
|---|---|---|---|
| 1 | $30/mo ($360/yr) | $48/mo ($576/yr) | $86/mo ($1,032/yr) |
| 5 | $38/mo ($456/yr) | $128/mo ($1,536/yr) | $318/mo ($3,816/yr) |
| 10 | $48/mo ($576/yr) | $228/mo ($2,736/yr) | $608/mo ($7,296/yr) |
| 20 | $68/mo ($816/yr) | $428/mo ($5,136/yr) | $1,188/mo ($14,256/yr) |
At small unit counts, the $28 platform fee is most of the Basic price. One unit costs $30 a month, but 20 units cost only $68.
Essential and Complete rise quickly with unit count because they pay for people doing work. At 10 units, Complete costs about $608 a month. That's worth comparing with a local property manager's fee before you pick it: Complete still leaves leasing, inspections and placement to you or to paid add-ons.
How Hemlane compares on price
| Tool | Landlord price for rent collection | ACH fee per rent payment |
|---|---|---|
| Hemlane Basic | $28 + $2/unit per month | $0 |
| TurboTenant | Free, or $149–$999/yr | $2 (typically $0 on Pro) |
| RentRedi | $144/yr billed yearly, unlimited units | $1.00 |
| Rentec Direct Starter | $25/mo flat, up to 10 properties | $2 (page doesn't say who pays) |
Hemlane Basic isn't the cheapest way to collect rent. RentRedi's yearly plan and TurboTenant's free plan both cost less up front. What Hemlane charges for is ACH with no fee on either side, and the option to move into managed repairs later without switching tools.

Things Hemlane's pricing page doesn't say
- Schedule E: The free plan lists "full rental accounting," with a cash-flow report and income statement, but the pricing page doesn't name a Schedule E report. If you need one for taxes, ask Hemlane or try it during the trial.
- Annual vs monthly billing: The prices shown by default are annual-billing rates, and the page says annual billing saves up to 20%. The month-to-month prices sit behind a toggle on the page; we didn't verify them, so we don't quote them.
- Vacant units: The page doesn't say whether vacant units count toward the per-unit charge.
