TurboTenant has a free plan and two paid plans, Essentials and Pro. The paid plans are billed once a year, and the price rises with your unit count:

  • Essentials: $149 to $349 a year
  • Pro: $199 to $999 a year

There's no month-to-month option. The $12.42 and $16.58 "per month" figures on its pricing page are the 1–10 unit annual prices divided by 12.

Most of TurboTenant's revenue from small landlords comes from fees that tenants and applicants pay. If tenants pay by bank transfer, Pro often costs less overall than Essentials, because Pro typically waives the $2 ACH fee.

Everything below comes from TurboTenant's pricing page and help center, checked October 28, 2026. We haven't tested the product hands-on.

What each plan includes

Free

The free plan covers the basic landlord workflow:

  • Unlimited listings, rental applications and tenant screening
  • Move-in and move-out condition reports
  • Maintenance requests, including its Maintenance AI tool
  • Online rent collection and a rent roll
  • Electronic security deposit returns

For a free plan, that's a lot. The trade-off is that tenants and applicants pay the fees (see below).

Essentials

Essentials adds:

  • Unlimited leases and addendums, with unlimited e-signatures
  • The Landlord Forms Pack (the pricing page shows a $199 figure next to it)
  • Showing scheduling
  • Phone support
  • One connected bank account
  • Priority review of your listings
  • Faster rent payouts: 2–4 business days instead of 5–7, for payments under $10,000

Pro

Pro includes everything in Essentials, plus:

  • A full accounting suite with Schedule E and Form 8825 reports, P&L and NOI
  • Income verification through Snappt
  • Waived tenant ACH fees ("typically," in TurboTenant's wording)
  • Unlimited bank accounts
  • User roles, e-sign templates and call forwarding

If you'd otherwise pay for separate rental bookkeeping, Pro's accounting tools are the main reason to choose it. See best rental property accounting software.

Fees tenants and applicants pay

Screening (applicant pays by default)$55$45$45
Standard ACH payout to you5–7 business days2–4 business days (under $10k)2–4 business days (under $10k)

*TurboTenant's own pages disagree on the Free plan (both checked Oct 28, 2026). The pricing page's renter-fee table shows a 3.49% card fee in its "Free" column. Its help article "Is There a Cost to Sign Up for TurboTenant?" lists "Credit/Debit Card Payments" as an Essentials feature and leaves it off the Free plan's list. Confirm in your account before you count on card payments on Free.

More fee details from TurboTenant's help center:

  • Who pays. You can choose to cover the ACH fee or the screening fee. If you cover the ACH fee, it's deducted from the deposit.
  • New landlords. The first applicant for a new landlord gets a discounted screening fee.
  • Card payouts. Card payments reach you in 1–3 business days.
  • Instant Payouts. Card payments can be paid out in about 60 minutes for an extra fee. This doesn't require a paid plan.
  • Processor. Payments are processed by Stripe.

Other add-ons:

  • Rent reporting: $4.99 a month, offered through SURE.
  • Autopilot: standalone tenant placement for $1,500.

Check your state's rules on applicant fees before you rely on the default $55. Some states cap screening fees. See best tenant screening services.

What TurboTenant actually costs: three examples

These examples assume every tenant pays rent by ACH 12 times a year and the tenant pays the ACH fee. Screening fees are left out because applicants pay them.

PortfolioFree (landlord + tenants)EssentialsPro
3 units (36 payments)$0 + $72 = $72$149 + $72 = $221$199 + ~$0 = $199
20 units (240 payments)$0 + $480 = $480$199 + $480 = $679$399 + ~$0 = $399
45 units (540 payments)$0 + $1,080 = $1,080$299 + $1,080 = $1,379$699 + ~$0 = $699

What the math shows:

  • Essentials never beats Pro on total cost when tenants pay by ACH. Pick Essentials only if you specifically want its features without Pro's, or if most tenants pay by card.
  • The free plan is cheapest for you, because tenants pay the fees. If you absorb tenant ACH fees yourself ($24 per unit a year at $2 × 12), the Free column becomes your own cost. Pro then costs less at 9–10 units, and again from 17 units up.
  • Pro's waiver is "typical," not guaranteed. Confirm the fee on your account before you count on it.

How TurboTenant compares on price

Innago pays out faster (1–2 business days) and charges applicants less for screening ($30–$35). RentRedi's flat price can be cheaper for 10+ units. Full comparisons:

TurboTenant's acquisitions and what they mean for you

TurboTenant has bought several landlord tools:

  • REI Hub: a rental bookkeeping app.
  • Azibo: has since shut down, and its users moved to TurboTenant.
  • TenantCloud: announced August 18, 2026. TenantCloud accounts are being migrated at the "same plan, same price," per TurboTenant's help center. If you're on TenantCloud, see TenantCloud alternatives.

None of this changes the prices above. It does mean more former users of other tools are landing on TurboTenant's plans.

FAQ

Is TurboTenant really free?

Yes, for landlords. The free plan has no subscription. TurboTenant earns from fees tenants and applicants pay: $2 per ACH rent payment and $55 per screening on the free plan, plus 3.49% on card payments. Its help center lists card payments as an Essentials feature, while the pricing page shows the card fee for Free too, so check whether cards are available on your free account. You can choose to cover some of these fees yourself.

Can I pay for TurboTenant monthly?

No. Essentials and Pro are billed annually only. The monthly figures on the pricing page ($12.42 and $16.58) are the annual 1–10 unit prices divided by 12.

Is TurboTenant Pro worth it?

If your tenants pay rent by ACH, Pro usually costs less in total than Essentials, because it typically waives the $2 ACH fee. It also adds Schedule E reports. With only one or two units, the free plan is often enough.

How long do TurboTenant rent payments take?

Standard ACH payouts take 5–7 business days on the free plan. On Essentials and Pro they take 2–4 business days for payments under $10,000. Card payments take 1–3 business days, and Instant Payouts (about 60 minutes) cost extra.

Does TurboTenant charge per unit?

Not per unit. Paid plans are priced in unit bands: 1–10, 11–30, 31–60 and 61+. A landlord with 12 units pays the 11–30 price ($199 Essentials or $399 Pro a year).
