Avail is one of the most complete free landlord platforms. It's now part of Realtor.com. Its free Unlimited plan covers listings, applications, screening, state-specific leases with e-signatures, rent collection, maintenance and income and expense tracking.

Best for: Avail landlords weighing a switch because of the $2.50 free-plan ACH fee, the per-unit cost of Unlimited Plus as they grow, or thin accounting.

People usually look for an alternative for one of three reasons: the $2.50 tenant ACH fee on the free plan, the $9 per unit price of Unlimited Plus as a portfolio grows, or a need for stronger accounting.

Everything below comes from each vendor's own pricing and help pages, checked October 28, 2026. We haven't tested these products hands-on.

Hemlane's prices here are its annual-billing rates, the default view on its pricing page ("Save up to 20% with annual billing"); month-to-month billing costs more, checked Oct 28, 2026.

"Not verified for this guide" means we couldn't confirm the figure on the vendor's own pages, so we left it out rather than guess.

Best Avail alternative by situation

You want free with no tenant ACH fee: Hemlane or Stessa

Neither tool charges the tenant an ACH fee in its best setup, but each has a catch.

  • Hemlane: ACH is free, but online rent collection starts on the paid Basic plan. That's $28 a month plus $2 per unit at annual-billing rates, or $48 a month at 10 units. Its free Starter plan covers advertising on Apartments.com, Zillow and other sites, plus screening and accounting. Visit Hemlane
  • Stessa: tenant ACH is $0 when rent goes into a Stessa Cash Management account and up to $2 into your own bank. Stessa's help center confirms listings can syndicate to Zillow, Trulia and HotPads. https://www.stessa.com/

You want everything free and can live with tenant fees: TurboTenant or Innago

  • TurboTenant: the free plan includes listings, applications and screening, condition reports, maintenance requests, rent collection and electronic deposit returns. Paid plans start at $149 a year (Essentials, 1–10 units) and are billed annually only. Free-plan ACH payouts take 5–7 business days, which is slower than Avail. For a head-to-head, see Avail vs TurboTenant. Visit TurboTenant
  • Innago: 100% free for landlords, with no paid tiers. Tenants pay $2 per ACH payment and 2.99% on cards, and you can absorb those fees. Innago says funds arrive in 1–2 business days, with a 3-day hold on a tenant's first payment or a new payment source. https://innago.com/

You have 10+ units and want one flat price: RentRedi

RentRedi is $12 a month on the annual plan with unlimited units, so 25 units cost the same as one. Its pricing page says every plan includes rent collection, accounting, screening, listings and maintenance. Tenants pay $1 per ACH payment unless you cover it. There's no free plan or free trial; RentRedi offers a 30-day money-back guarantee instead. https://rentredi.com/

You care most about the books: Landlord Studio or Stessa

  • Landlord Studio: Go is free for up to 3 units. Bank feeds, Schedule E and Xero sync are on Pro, from $15 a month plus $1.20 for each unit over 3. https://www.landlordstudio.com/
  • Stessa: bookkeeping is the core product. Schedule E reports are on Manage, at $12 a month billed annually. See Baselane vs Stessa for the accounting-first comparison.

Baselane is a financial technology company and is not an FDIC-insured bank.

You're growing toward a professional operation: DoorLoop

DoorLoop's One plan is $2.50 per unit with a $199 monthly minimum, so it costs at least $2,388 a year. That only makes sense when you need its full management suite. Visit DoorLoop

What Avail still does better

To be fair to Avail, check these before switching:

  • Free state-specific leases with e-signatures. Many alternatives charge for leases or e-sign. Stessa charges $15 per lease template on its free plan, for example.
  • Fast payout on the free plan. Avail's 2–3 business days beats TurboTenant's 5–7 on its free plan.
  • Wide free syndication. Avail lists 19+ sites at no cost.

How we checked

On October 28, 2026, we read each vendor's own pricing page and the help-center articles behind each fee: Avail (pricing, its Unlimited Plus article and its RentRedi comparison), TurboTenant, Innago, RentRedi, Hemlane, Landlord Studio, Stessa and DoorLoop. The 10-unit costs are our arithmetic from the published rates, and they cover only the landlord's subscription. Where we couldn't find a figure on the vendor's own pages, we wrote "Not verified" instead of estimating. We haven't used these tools with our own rentals, and no vendor paid for its position. Prices change often, so confirm on the vendor's site before you sign up.

FAQ

What is the best free alternative to Avail?

TurboTenant and Innago are the closest free all-in-one swaps. Innago pays out faster (1–2 business days) and has a lower card fee. TurboTenant has paid tiers if you outgrow the free plan.

Is there an Avail alternative with no tenant ACH fee?

Hemlane charges no ACH fee, but rent collection starts on its paid Basic plan. Stessa's ACH is $0 when rent goes into a Stessa Cash Management account.

When does Avail Unlimited Plus get expensive?

It's $9 per unit a month, so it's $90 a month at 10 units. At that size, RentRedi's annual plan ($12 a month for unlimited units) costs less.

Is Avail shutting down?

No. Avail is part of Realtor.com and still sells its Unlimited and Unlimited Plus plans. (Azibo is the platform that shut down; its users moved to TurboTenant.)

Which Avail alternative is best for accounting?

Stessa and Landlord Studio. Stessa is bookkeeping-first with Schedule E on Manage, and Landlord Studio Pro adds bank feeds, Schedule E and Xero sync.
