We haven't used Hemlane with our own rentals; this review is based on Hemlane's public pricing, feature and help pages checked Oct 2026.

Hemlane suits small landlords who want reasonably priced rent-collection software now and the option to hand off repairs later. Basic adds rent collection with free tenant ACH. Its Essential and Complete tiers add human repair coordination and a property-management assistant, a service most landlord apps don't sell.

Best for: remote or busy owners of roughly 1–20 units who want software now and paid repair coordination later. It's a weaker fit if you only want free rent collection or need Schedule E reports, which its pricing page doesn't name.

What Hemlane does, by area

From the feature comparison on Hemlane's pricing page:

  • Advertising and applicants: a listing page where tenants can schedule showings, listing details saved for the next turnover, syndication to listing sites, a screening questionnaire, inquiry and applicant tracking, and a full rental application.
  • Screening: credit, nationwide criminal and eviction checks, income verification and a tenant risk analysis, paid by the applicant.
  • Leases: state-specific leases with e-signature, renewals with reminders, in-app SMS and email with tenants, and unlimited photo and document storage.
  • Rent and payments: ACH or card payments, payment reminders, automatic late fees, instant bank verification and peer-to-peer payments. ACH has no fee on paid plans.
  • Maintenance: a tenant repair-request portal, tracking of your preferred service pros, one-click work orders and real-time updates from vendors. Essential adds end-to-end coordination, automatic diagnosis and troubleshooting, and repair invoicing "with no markups."
  • Accounting: custom categories, connections to bank and credit accounts, merging and splitting transactions, an income and expense report, a cash-flow report and a lease ledger.
  • Extras: tenant perks (insurance, rewards and credit building), unlimited users, and optional services: tenant placement, inspections and Eviction Shield, where Hemlane's team chases late rent.

Hemlane's payout article says verified accounts get paid in 2–3 business days. First payments, unverified accounts and free-trial accounts generally take 5 days, and up to 10.

Who Hemlane fits

  • Owners of 1–20 units who want rent collection without fees. Basic's free ACH means no tenant pays a per-transfer fee.
  • Remote or busy landlords who want repairs handled. Essential's repair coordination is the main reason to pick Hemlane over cheaper software. It covers 24/7 emergency support, diagnosis and troubleshooting, work orders with your own service pros, and invoicing with "no markups," per the page.
  • Owners stepping between self-managing and hiring a manager. Complete adds a PM assistant for all tenant communication and a vetted repair network for handiwork, electrical, plumbing, appliance repair and HVAC. It's priced per unit rather than as a percentage of rent.
  • Small teams. Every plan includes unlimited users.

Who it doesn't fit

  • Landlords who want everything free. Starter covers listings, screening and accounting, but rent collection starts on Basic. Avail, Innago, TurboTenant Free and Zillow collect rent with no subscription, though tenants usually pay a per-payment fee.
  • Owners who need Schedule E reports. The pricing page lists an income statement, a cash-flow report and a lease ledger, but doesn't name Schedule E. TurboTenant Pro and Rentec Direct name it.
  • Larger portfolios wanting services on every unit. Essential and Complete are priced per unit, so the service tiers grow quickly with unit count.

Gaps and open questions

These come from what Hemlane's pages don't say. They're questions to ask, not findings from use.

  • Schedule E or tax exports: not named on the pricing page.
  • Vacant units: the page doesn't say whether they count toward per-unit billing.
  • Month-to-month prices: the default prices are annual-billing rates (the page says annual saves up to 20%); we didn't verify the month-to-month figures.
  • Repair coverage: the page doesn't say which areas the vetted repair network serves (Complete), or how emergency coordination works where Hemlane has no network.
  • Card fees: cards cost 3%. The page doesn't say whether the landlord can absorb this or it's always passed to the tenant.
  • Payout timing: first payments and unverified accounts can take up to 10 business days, which matters for a new tenant's first month.

Our take, based on public information

On paper, Hemlane Basic suits 3–20 units if you value fee-free ACH and unlimited users. Its real distinction is the service tiers. If you're spending evenings on repair calls, Essential's per-unit price is the thing to weigh, against your own time or a local property manager's quote. We can't judge the quality of its repair coordination because we haven't used it. Look for recent reviews from current customers and ask Hemlane which areas it serves before you commit.

How we checked

On October 28, 2026, we read Hemlane's pricing page (https://www.hemlane.com/pricing/), including the plan cards, the feature comparison and the add-ons. We also read two Hemlane help articles: the payout-time article (updated September 30, 2026) and the rent-payment cost article (updated October 6, 2026).

We haven't used Hemlane with our own rentals. We give no star rating, quote no users, and describe what the pages say, not what the product does in practice. Hemlane runs a referral program. It hasn't paid us, and that doesn't affect this review.

FAQ

What can you do on Hemlane's free plan?

Advertise, screen applicants and keep rental accounting with bank sync. Rent collection, leases and e-sign need Basic; see Hemlane pricing.

Is Hemlane good for out-of-state landlords?

That's its clearest fit. Essential adds 24/7 emergency repair coordination, but Hemlane's page doesn't say which areas its repair network covers, so ask first.

Is Hemlane a property manager?

Not on Starter or Basic, which are software only. Essential adds repair coordination, and Complete adds a property-management assistant who handles all tenant communication. Hemlane also sells tenant placement from $695.

Does Hemlane do Schedule E?

Its pricing page doesn't name Schedule E. It lists an income and expense report, a cash-flow report and a lease ledger. Ask Hemlane if you need tax-form reports.

Is there a free trial?

Yes. Each paid plan says "Try for 14 days."
