DoorLoop now sells three plans: One ($2.50 per unit a month, $199 minimum), Connect ($4.00 per unit, $299 minimum) and Multiply ($5.00 per unit, $399 minimum), all on annual billing. Monthly billing costs 20% more. Because of the minimums, anyone with fewer than about 80 units pays a flat $199 a month on One, or $2,388 a year. Below we break down what each plan adds, the payment fees, and the cost at common portfolio sizes.

Best for: property managers and growing portfolios that want unlimited users and a published per-unit formula. With fewer than about 80 units you pay the $199 monthly minimum on One either way, so small landlords should compare cheaper tools first.

All figures come from DoorLoop's own pricing page, read on October 28, 2026. We haven't tested DoorLoop hands-on.

DoorLoop plans and prices

Pricing checked Oct 28, 2026.

One$2.50$3.00$199 / $239Full PM platform: accounting, portals, maintenance, leasing, unlimited users
Connect$4.00$4.80$299 / $359Everything in One, plus the Receptionist Agent, free incoming ACH and VIP support
Multiply$5.00$6.00$399 / $479Everything in Connect, plus the Maintenance Ops and Lease Renewal agents

The page defaults to yearly prices and says you "save up to 25%" that way. Above 100 units, One drops to $1.50 per unit on yearly billing ($1.80 monthly) ("$1.50 per unit above 100"). We read that as applying only to the units past 100. The page doesn't say whether all units are repriced.

DoorLoop's FAQ says these plans replaced the old Starter, Pro and Premium tiers. Everything that used to be in Premium is now in One, and existing customers can keep their current plan and price. If you're on an old plan, compare your invoice before switching.

We didn't find a free trial or a free plan on the pricing page.

What each plan includes

One

This is the base plan, and it's already a full property management suite. It includes:

  • Rental accounting with bookkeeping, owner statements, distributions, and 1099-NEC/1099-MISC forms
  • QuickBooks Online sync
  • Maintenance and work orders, plus a vendor portal
  • Tenant and owner portals
  • A prospect CRM and showing scheduling
  • Listings, applications and screening
  • Unlimited eSignatures and templates
  • Unlimited users and document storage, plus full API access

You also get one-on-one virtual onboarding. For a small landlord, the price buys a lot of features you may never use.

Connect

Connect adds the Receptionist Agent. DoorLoop says it answers tenant texts, calls and portal messages around the clock, using your leases, ledger and policies, and lets you set rules for what reaches you. It also makes incoming ACH free (it's $1.50 on One) and adds VIP priority support.

Multiply

Multiply adds a Maintenance Ops Agent and a Lease Renewals Agent. A Rent Collection Agent and a Prospect Agent are marked "Coming Soon," so don't pay for Multiply expecting them yet.

Payment and screening fees

FeeOneConnectMultiply
Incoming ACH (tenant bank transfer)$1.50FreeFree
Outgoing payments to vendors and ownersFreeFreeFree
Tenant screening$35$35$35
Cards, checks, cash at Western UnionAccepted; card % not shownSameSame

DoorLoop also lists a "pass payment fees to tenants" option, which adds a convenience fee to tenant ACH payments that you keep as income. The page doesn't make clear which plans have it. It also doesn't say who pays the $35 screening fee or what card payments cost. Ask sales before you sign.

What DoorLoop costs at different sizes

Monthly subscription on yearly billing: the per-unit rate × units, or the minimum if that's higher. Payment fees are extra.

UnitsOneConnectMultiply
10$199 (10 × $2.50 = $25)$299$399
50$199 ($125)$299 ($200)$399 ($250)
80$200 (80 × $2.50)$320$400
150$325 (100 × $2.50 + 50 × $1.50)$600$750

On One, the $199 floor applies up to 79 units. On Connect, the $299 floor applies up to 74 units, and on Multiply, the $399 floor applies up to 79 units. We didn't find a published above-100 rate for Connect or Multiply, so the 150-unit figures for those plans use their standard per-unit rate.

ACH can tip the choice. At 70 units where every tenant pays by ACH, One costs $199 plus 70 × $1.50 = $105 in fees, if you absorb them: $304 a month. Connect costs a flat $299 at 70 units with free incoming ACH. At that size, Connect is about the same price or cheaper, and you get the receptionist agent too. If your tenants pay the ACH fee, One stays cheaper.

Is DoorLoop worth it for a small landlord?

At 1–10 units, DoorLoop One costs $2,388 a year. For comparison, from the vendors' own pages:

DoorLoop makes more sense if you manage for other owners, need owner statements and distributions, or are close to 80 units, where the minimum stops mattering. For a handful of doors, most landlords would do fine with a cheaper tool. Our software by unit count guide covers those.

How we checked

On October 28, 2026, we read DoorLoop's pricing page (https://www.doorloop.com/pricing). The yearly and monthly prices come from the page's own plan toggle values (data-yearly and data-monthly). The fee rows come from its plan comparison table, and the plan-change details from its FAQ.

The unit-count costs are our own math: max(minimum, rate × units). DoorLoop doesn't pay us for this page, and its affiliate program has no effect on our wording. Things the page doesn't state are marked as such above: the card fee, who pays for screening, a trial, and above-100 rates on Connect and Multiply.
