Rentec Direct has three editions:

  • Starter: a flat $25 a month for up to 10 properties
  • Pro: $50 a month minimum, rising to $2 per unit above 25 units
  • PM: $50 a month minimum, rising to $2.50 per unit above 20 units, with trust accounting for managers who handle other owners' money

Pro and PM are 10% cheaper on annual billing, and every edition includes Schedule E reports.

For a landlord with 10 or fewer units, the real choice is Starter vs Pro, and it mostly comes down to ACH fees. Starter charges $2 per incoming ACH payment. Pro includes one free incoming ACH per active property each month. Pro also adds bank sync and QuickBooks sync.

Everything below comes from Rentec Direct's pricing page, checked October 28, 2026. That includes the per-unit rates, which appear only in the page's calculator. We haven't tested Rentec hands-on.

Rentec's FAQ says Starter is "a flat rate of $25 per month for up to 10 properties." It says Pro and PM "start at $50 per month and grow with you as you add more units."

The per-unit rates aren't printed as text. They come from the pricing calculator on the same page. Its code sets Pro at $2.00 per unit, PM at $2.50 per unit, a $50 monthly minimum and a 0.9 multiplier for annual billing. The page itself shows "Save $60, billed annually" at the $50 level. Above 2,500 units, Rentec asks you to contact it for pricing.

All editions come with:

  • A two-week free trial
  • No contracts or setup fees
  • Free one-on-one onboarding
  • Unlimited US-based support

One catch: once you upgrade to Pro or PM, you can't downgrade back to Starter.

Card fees can be paid by the tenant or the manager. The pricing page doesn't say who pays the $2 Starter ACH fee. We assume below that you absorb it, because that's the worst case for Starter.

PayNearMe works at "over 20,000" locations. It has a one-time $200 setup fee. There's no monthly charge, but the table notes it "requires a minimum of 10 payments per month."

Rentec's FAQ calls Premium "the most popular" package.

What Rentec Direct costs: worked examples

These use the published edition prices and assume one tenant ACH payment per unit per month.

UnitsStarter (you absorb $2 ACH)Pro, monthlyPro, annual billingPM, monthly

10$25 + $20 = $45/mo$50/mo$45/mo ($540/yr)$50/mo

100Not available$200/mo$180/mo ($2,160/yr)$250/mo

At 10 units, Starter with ACH fees you cover and Pro on annual billing both come to $45 a month. At that point, Pro's bank sync, QuickBooks sync and lower screening prices come at no extra cost. If tenants cover the ACH fee, or few pay by ACH, Starter at $25 stays cheaper.

From 11 units up, Starter isn't an option. Pro's $50 minimum covers up to 25 units, so the effective price per unit falls as you grow into it.

How Rentec compares on price

ToolPrice for 10 unitsACH fee per rent payment
Rentec Starter$25/mo$2 (page doesn't say who pays)
Rentec Pro$50/mo, or $45/mo billed annually1 free per property per month
Hemlane Basic$48/mo ($28 + $2/unit)$0
TurboTenant Pro$199/yr (1–10 units)Typically $0 on Pro

Hemlane's prices here are its annual-billing rates, the default view on its pricing page ("Save up to 20% with annual billing"); month-to-month billing costs more, checked Oct 28, 2026.

Rentec's strengths are its accounting depth, including Schedule E, 1099 e-filing, QuickBooks sync and trust accounting on PM, and its published screening prices. Free tools like TurboTenant cost less if you mainly need listings and rent collection.

How we checked

On October 28, 2026, we read Rentec Direct's pricing page. It covers:

  • Edition prices and the FAQ
  • The full edition comparison table
  • Payment fees, cash payment fees and screening fees

The Pro and PM per-unit rates, the $50 minimum and the 10% annual discount come from the pricing calculator embedded in that page. We read its source because the rates appear only when you move the slider. The worked examples apply those rates. Prices change, so confirm on Rentec's site before you buy.
