Most landlords looking for a Baselane alternative want one of two things: bookkeeping that works with the bank they already use, or more property management than Baselane offers. Stessa is the closest match: free for unlimited properties, with bank feeds and rent collection, plus Schedule E for $12 a month on yearly billing. REI Hub suits you if your CPA wants double-entry books. Landlord Studio and TurboTenant add leasing and maintenance tools on top of accounting.

Baselane is a financial technology company and is not an FDIC-insured bank.

Prices come from each vendor's own pricing page, read on October 28, 2026. We haven't tested these products hands-on, and we don't rank by affiliate payouts.

What you're comparing against

Baselane Core is free. It includes Thread Bank checking and savings accounts, property-level bookkeeping, an accountant tax package, Schedule E reports and automated rent collection. Smart costs $20 a month on an annual plan and adds AI tagging, receipt matching, balance sheets and 2-day rent deposits (Core takes 5).

Tenant ACH is $2, waived when rent goes into a Baselane account. Cards cost the tenant 3.49%. Baselane does sync outside accounts into its ledger, but its fee-free rent and banking features are built around Baselane accounts. More detail: Baselane pricing.

The alternatives in detail

Stessa: the closest like-for-like swap

Stessa covers the same core jobs as Baselane: bank-linked bookkeeping, rent collection, a Thread Bank cash account and screening. Every plan covers unlimited properties. The main difference is that Schedule E is paid, on Manage at $144 a year with yearly billing.

On rent, Stessa is fee-free for both sides when rent goes into a Stessa account. To an outside bank, ACH costs the resident up to $2. The free plan caps receipt scans at 5 a month. See Baselane vs Stessa and Stessa pricing. Visit Stessa

REI Hub: double-entry books for your CPA

REI Hub uses double-entry accounting with fixed-asset and loan tracking. That's closer to what an accountant expects than category tagging. The Free plan includes Schedule E, but you enter transactions yourself.

Professional adds automatic import and booking rules:

  • Annual billing: $9 a month up to 3 units, $15 up to 10, $27 up to 20, $48 unlimited
  • Monthly billing: $15 / $25 / $45 / $80
  • 14-day trial

It doesn't replace Baselane's banking or rent collection. Pair it with your own bank. See REI Hub vs Stessa. Visit REI Hub

Landlord Studio: books plus day-to-day management

Landlord Studio Pro costs $15 a month ($12 on annual billing) for 3 units, plus $1.20 for each extra unit ($1 on annual). It includes bank feeds, Xero integration and Schedule E, and Landlord Studio also offers rent collection. It's built as a landlord management app rather than a bank, and it charges per unit. The free Go plan covers 3 units with no bank feeds. See Landlord Studio vs Stessa. Visit Landlord Studio

TurboTenant: if you also need listings and leases

TurboTenant Pro is billed yearly: $199 for 1–10 units, $399 for 11–30, $699 for 31–60 and $999 for 61+. It bundles an accounting suite (with Schedule E and Form 8825) with listings, screening, leases and rent collection. If your reason for leaving Baselane is that you need leasing tools, this replaces two apps with one. TurboTenant also owns REI Hub. See TurboTenant pricing. Visit TurboTenant

Rentastic: low-cost reports

Core costs $60 a year for 2 properties. Unlimited costs $238 a year and lists Schedule E and C reports, with a 7-day free trial. Its pricing page doesn't list what's on the free plan, or rent collection, so treat it as reporting software. See Rentastic vs Stessa. Visit Rentastic

QuickBooks Online: when rentals are part of a bigger business

QuickBooks suits landlords whose CPA already runs a business file in it. It isn't rental-specific, and its pricing page doesn't mention Schedule E. Simple Start lists at $38 a month, and Intuit's page showed 50% off for the first 3 months. See Stessa vs QuickBooks. Visit QuickBooks

Yearly cost at 5 units, Schedule E included

Annual billing, subscription only:

ToolYearly cost
Baselane Core$0
REI Hub Free (manual entry)$0
REI Hub Professional (up to 10 units)$180
Stessa Manage$144
Landlord Studio Pro$168 ($144 + 2 × $12)
TurboTenant Pro (1–10 units)$199
Rentastic Unlimited$238

Fees for ACH rent payments are on top of these.

Should you leave Baselane?

If you want Schedule E for free and don't mind banking at Baselane, it's hard to match on price. The best reasons to switch are:

  • You want to keep your current bank. Expect to absorb or pass on an ACH fee with most alternatives; Stessa is fee-free only into its own account.
  • Your accountant wants double-entry books (REI Hub).
  • You need leasing and maintenance in the same app (Landlord Studio, TurboTenant).

Before you go, export your reports and transaction history.
