If you're leaving Stessa, it's usually for one of three reasons: you want Schedule E without paying for Manage, you want real double-entry books, or you want accounting that comes with your rent collection tool. Baselane includes Schedule E on its free plan. REI Hub gives double-entry accounting with a free plan and paid plans from $9 a month. Landlord Studio and TurboTenant combine accounting with property management. Stessa itself stays hard to beat on price for larger portfolios, because every plan covers unlimited properties.
Baselane is a financial technology company and is not an FDIC-insured bank.
All prices come from each vendor's own pricing page, read on October 28, 2026. We haven't tested these products hands-on, and we don't rank by affiliate payouts.
What you're comparing against
Stessa Essentials is free for unlimited properties and includes bank feeds, basic reports, rent collection and screening. Schedule E needs Manage, at $12 a month billed yearly ($144 a year) or $15 monthly. Pro is $28 or $35 and adds advanced reports, budgets and unlimited receipt scans. The free plan caps receipt scanning at 5 a month and charges $15 per state lease template. Full details: Stessa pricing.

The alternatives in detail
Baselane: Schedule E for $0
Baselane Core includes property-level bookkeeping, an accountant tax package and Schedule E reports for free, with unlimited property-specific bank accounts through Thread Bank. Smart ($20 a month on an annual plan, with a 30-day trial) adds AI tagging, receipt matching, balance sheets with depreciation and 2-day rent deposits.
Rent ACH costs $2 unless rent lands in a Baselane account. Cards cost the tenant 3.49%. To skip the ACH fee, rent has to land in a Baselane account. See Baselane pricing and Baselane vs Stessa. Visit Baselane
REI Hub: real double-entry accounting
REI Hub now has a Free plan "for those with minimal transactions." It includes Schedule E and loan and fixed-asset tracking, but not automatic transaction import or booking rules. Professional adds both, and it's priced by units:
- Annual billing: $9 a month up to 3 units, $15 up to 10, $27 up to 20, $48 unlimited
- Monthly billing: $15 / $25 / $45 / $80
- 14-day trial
Above 10 units on annual billing, it costs more than Stessa Manage, but many CPAs prefer double-entry books. REI Hub is owned by TurboTenant. See REI Hub vs Stessa. Visit REI Hub
Landlord Studio: accounting plus property management
Go is free for 3 units, with no bank feeds and PDF-only reports. Pro costs $15 a month ($12 on annual billing) for 3 units, plus $1.20 a month for each extra unit ($1 on annual). Pro includes 5 bank feeds, Xero integration and Schedule E.
Landlord Studio also collects rent. ACH costs $2.50, and the landlord chooses who pays it; cards cost the tenant 3.49%. At 10 units on annual billing, Pro is $228 a year, compared with $144 for Stessa Manage. See Landlord Studio vs Stessa. Visit Landlord Studio
Rentastic: cheapest paid Schedule E
Core costs $5 a month on yearly billing ($60 a year) for 2 properties, or $7 monthly. Unlimited costs $238 a year or $29 a month, and that's the plan where Rentastic lists Schedule E and C reports. There's a 7-day free trial and a 7-day money-back guarantee. See Rentastic vs Stessa. Visit Rentastic
TurboTenant: accounting inside a landlord app
TurboTenant's Pro plan ($199 a year for 1–10 units, billed yearly only) includes an accounting suite with Schedule E and Form 8825, plus listings, screening and rent collection. That's a good fit if you'd rather use one app than pair Stessa with a separate tool. The free plan doesn't include the accounting suite. See TurboTenant pricing. Visit TurboTenant
QuickBooks Online: if you also run a business
Simple Start lists at $38 a month (Intuit's page showed 50% off for the first 3 months), and higher tiers go up to $340. QuickBooks is general business accounting, and its pricing page doesn't mention Schedule E. It makes the most sense when your rentals sit alongside other business income your CPA already handles in QuickBooks. See Stessa vs QuickBooks. Visit QuickBooks

How we checked
On October 28, 2026, we read the pricing pages for Stessa, Baselane, REI Hub, Landlord Studio (the US calculator configuration), Rentastic, TurboTenant and QuickBooks Online.
The yearly costs are our own math from those prices. We list a feature only where the vendor's page shows it. "Not on its pricing page" means we didn't find it there, not that it doesn't exist. Several of these vendors run affiliate or referral programs; none of that affects order or wording.
