Baselane Review (2026): Who It Fits, Banking Setup and Gaps
Baselane review for 2026 from its public pages: who it fits, how its landlord banking and bookkeeping work, Schedule E, what Smart adds, gaps and alternatives.

On this page
Baselane fits landlords who are happy to move their rental banking into it. In exchange, the free Core plan includes unlimited property-specific checking and savings accounts, bookkeeping, rent collection, Schedule E reports and an accountant tax package. The paid Smart plan adds AI tagging, receipt matching, balance sheets with depreciation, cost segregation, 2-day rent deposits and shared access.
Baselane is a financial technology company and is not an FDIC-insured bank.
We haven't used Baselane with our own rentals; this review is based on Baselane's public pricing, feature and help pages checked Oct 2026.
Best for: DIY landlords who file Schedule E and are happy to run rent and expenses through new property-specific bank accounts. It's a weaker fit if you want to keep your current bank or need leases, maintenance or listings in the same app.
Baselane at a glance
| Core | Smart | |
|---|---|---|
| Plan type | Free | Paid, annual plan; 30-day trial |
| Banking | Unlimited property-specific checking and savings accounts, Visa debit cards, spend limits | Same |
| Bookkeeping | Entity-level bookkeeping, consolidated ledger, real-time reports, tenant ledger and rent roll | Adds auto-tag assistant, advanced tag rules, auto-receipt matching, custom categories |
| Tax | Accountant tax package (ledger, income statements, receipts, Schedule E) | Adds balance sheets with automatic depreciation, cost segregation |
| Rent | Automated rent, reminders, late fees, tenant portal and auto-pay, split rent | Adds 2-day rent deposits (5 on Core) |
| QuickBooks and Xero sync | Yes | Yes |
| Support | Multi-channel | Adds priority support and shared access |
The plan comparison marks QuickBooks and Xero sync as included on both plans. Our earlier reads couldn't see the check icons, but the page's raw HTML shows them. The page's APY and FDIC coverage figures didn't render (template placeholders), so we don't quote them.
Price in brief: Core is free and Smart is $20 a month on an annual plan. Tenants pay a per-payment ACH fee unless rent lands in a Baselane account, and card fees on every plan. Full plan prices, fee tables and yearly costs: Baselane pricing.
How the banking setup works
Baselane's model is that each property, or each LLC, gets its own accounts:
- Accounts: unlimited property-specific checking and savings accounts, with Visa debit cards and spend limits. Banking services are provided by Thread Bank, Member FDIC, per Baselane's disclosure, and FDIC coverage depends on pass-through conditions.
- Rent: automated rent, reminders, late fees, a tenant portal with auto-pay, and split rent through Livble. Rent paid into a Baselane account avoids the tenant ACH fee.
- Books: transactions in Baselane accounts land in the ledger automatically, and outside accounts and cards can sync into the consolidated ledger. The tenant ledger and rent roll update from rent payments.
- Tax time: the accountant tax package bundles the ledger, income statements, receipts and a Schedule E report.
- Moving money: same-day ACH, wires, mailed checks and checkbooks are available for a fee; see Baselane pricing.
The FAQ also says Baselane checking accounts "may have transaction or service fees as indicated in the Deposit Agreement." We didn't read the Deposit Agreement for this review.
Who Baselane fits
- Landlords happy to bank there. The free plan's value depends on using Baselane accounts: per-property accounts, waived ACH and transactions that land in the ledger automatically.
- DIY landlords who file Schedule E. It's included on Core, with an accountant tax package.
- Owners with several LLCs or properties who want separate accounts without opening them at a traditional bank. The page lists unlimited property-specific accounts and entity-level bookkeeping.
- Investors who want depreciation and cost-segregation tools. These are on Smart.
Who it doesn't fit
- Landlords who won't move their banking. The bookkeeping and rent tools still work, but you lose the waived ACH. Pure accounting tools like REI Hub or Stessa work alongside your current bank.
- Owners who want a full management suite. Baselane's pricing page covers banking, bookkeeping and rent. It doesn't list leases, e-signature, listings or maintenance requests. TurboTenant, Landlord Studio or Stessa cover more of those jobs.
- Anyone who wants month-to-month Smart. The page shows only an annual-plan price.
Gaps and open questions
These are things Baselane's public pages don't answer, not problems we've seen in use:
- APY and FDIC coverage amounts: placeholders on the page during our read. Check them in the app or the Deposit Agreement.
- Smart's month-to-month price: not shown.
- ACH fee range: the FAQ says $2, the fee table says $2–$5.
- Card-payment payout timing: not published separately from ACH.
- Deposit Agreement fees: not reviewed for this article.

Our take, based on public information
On paper, Baselane Core is one of the most complete free packages for landlords who handle their own books: banking, Schedule E and rent collection with no subscription. The trade-off is that it works best when your rent and expenses run through its accounts. If that's fine with you, start on Core and add Smart only if the automation or 2-day deposits save you real time. We can't speak to its app quality or support because we haven't used it.
How we checked
On October 28, 2026, we read:
- Baselane's pricing page (https://www.baselane.com/pricing): plan cards, the full feature comparison, the fee tables and the FAQ, including who pays ACH and card fees. We read the comparison in the page's raw HTML to see which plan each check icon belongs to.
We haven't used Baselane with our own rentals. There's no star rating, no user quotes and no claims about hands-on use. Baselane runs a partner program. It doesn't affect this review, and it hasn't paid us.
