The choice comes down to what you want for free:

  • REI Hub's free plan includes Schedule E and tax reports, plus loan and fixed-asset tracking. You enter transactions yourself, because automatic bank import and booking rules are paid features. Its Professional plan starts at $9 a month, billed annually, for up to 3 units.
  • Stessa's free Essentials plan imports bank transactions automatically for unlimited properties. Its Schedule E report costs $12 a month, billed annually, on the Manage plan.

If you're bookkeeping-focused and comfortable entering transactions, REI Hub is the cheaper way to get Schedule E. If you want automatic imports plus rent collection and screening in one app, Stessa is.

REI Hub is owned by TurboTenant. TurboTenant's August 2026 press release says it acquired REI Hub, "used to power TurboTenant's accounting and bookkeeping services." Prices come from both vendors' pricing pages, checked October 28, 2026. We haven't tested either app hands-on.

What each app is built for

REI Hub: bookkeeping first

REI Hub's pricing and home pages describe:

  • Revenue and expense tracking with real-estate-specific categories
  • Loan and fixed-asset tracking, with a fixed-asset schedule that records depreciation by property
  • Schedule E and tax reports, plus a portfolio balance sheet
  • On Professional: automatic transaction import from linked bank, mortgage, loan and credit-card accounts, plus automatic booking rules

It doesn't list rent collection, tenant screening or listings on its pricing page. For those, you'd pair it with another tool, such as TurboTenant.

What you give up on each free plan

REI Hub Free has the tax side covered but leaves the data entry to you. Without automatic transaction import or booking rules, every rent deposit, mortgage payment and repair bill has to be entered or imported by hand. With only a few transactions a month, that may be manageable. REI Hub's own label, "for those with minimal transactions," suggests where it stops making sense.

Stessa Essentials does the data entry for you through bank feeds, but stops short of the Schedule E report. You get basic financial reports and a basic tax package. You can still hand those to a preparer, or copy the totals onto Schedule E yourself. Our Schedule E spreadsheet vs software guide covers that route.

Depreciation and fixed assets

If depreciation tracking matters to you, REI Hub puts it in every plan, including Free. Stessa's comparison table lists "Plus CapEx" in its accountant tax package on Pro. We didn't find a separate depreciation feature on Stessa's pricing page, so we don't claim one either way. Ask your tax preparer what they need from you before choosing on this point.

Which should you pick?

  • Want Schedule E for $0, and don't mind manual entry: REI Hub Free.
  • Want automatic imports for $0, and Schedule E isn't needed: Stessa Essentials.
  • 1–3 units, want Schedule E with automatic imports: REI Hub Professional at $108 a year beats Stessa Manage at $144.
  • 10+ units: Stessa Manage is $144 a year flat, vs $180–$576 for REI Hub Professional.
  • Want rent collection and screening in the same app: Stessa.
  • Already use TurboTenant: REI Hub is TurboTenant's own accounting engine. Check TurboTenant's current plans before buying REI Hub separately. See TurboTenant pricing.
