For most landlords with only rentals, Baselane is the cheaper and more rental-specific choice. Its free Core plan includes banking, property-level bookkeeping, Schedule E reports and rent collection. QuickBooks Online is general business accounting: its pricing page doesn't mention rentals or Schedule E, and the paid plans run from $38 to $340 a month.
Pick QuickBooks if your rentals sit inside a bigger business, or your accountant already works in a QuickBooks file. Prices come from both vendors' pricing pages, checked October 28, 2026. We haven't tested either hands-on.
Baselane is a financial technology company and is not an FDIC-insured bank.

What each costs in a year
Take a landlord with 5 units, rent paid by ACH, and the landlord covering fees:
- Baselane Core, rent into Baselane: $0 subscription + $0 ACH = $0
- Baselane Core, rent to an outside bank: $2 × 5 × 12 = $120
- Baselane Smart, rent into Baselane: $240
- QuickBooks Simple Start: $456 at list price ($399 with the 3-month promo). Rent collection is still needed separately, through invoices with QuickBooks Payments or a landlord app.
- QuickBooks Plus (for class tracking by property): $1,680 at list price
QuickBooks Free is $0 but lacks accountant access, the mobile app and integrations, and caps you at 1 bank and 2 invoices a month. That's tight for anything beyond a single rental.
When Baselane is the better pick
- Rentals are your only business. Schedule E and property-level accounts come free on Core.
- You want rent collection and bookkeeping in one place. Rent paid into Baselane has no ACH fee, and the transactions land in the same books.
- You want separate accounts per property without opening them at a traditional bank.
- Small budgets. At 5 units, Baselane Core costs nothing, compared with $456 a year for QuickBooks Simple Start.
When QuickBooks is the better pick
- Your rentals are one part of a larger business, such as a contracting company, an LLC with other income, or a property-management firm with employees.
- Your accountant already uses QuickBooks and wants your books there. QuickBooks lists accountant access on every paid plan.
- You need advanced business accounting: budgets, project profitability and up to 25 users (Advanced).
- You don't want to move your banking. QuickBooks connects to the bank you already use.
Some landlords use both kinds of tool: a rental app for rent and property tagging, and their accountant's QuickBooks file for the business. Baselane lists QuickBooks and Xero sync on both plans, but test it first.

How we checked
On October 28, 2026, we read:
- Baselane's pricing page (https://www.baselane.com/pricing) for plans, fee tables and the comparison table, plus its payment policy (ACH $2).
- QuickBooks Online's pricing page (https://quickbooks.intuit.com/pricing/) for plan prices, the 3-month promo, limits and features.
Baselane's APY and FDIC figures didn't render on its page, so we don't quote them. The yearly totals are our arithmetic.
Both companies run affiliate or partner programs. Neither paid us, and neither affects this comparison. We haven't used either product with our own rentals.
FAQ
Can QuickBooks Online do Schedule E?
Intuit's QuickBooks Online pricing page doesn't mention Schedule E or rentals. You or your accountant can map categories to Schedule E lines, but we didn't verify a built-in Schedule E report. Baselane includes one on its free Core plan.
Is Baselane really free?
Core has no subscription. Fees apply to some payments and banking: tenant ACH is $2 unless rent goes into a Baselane account, cards are 3.49%, same-day ACH is 1% (max $15), wires are $15 (waived at $50k+) and mailed checks are $2.
Can I use Baselane with QuickBooks?
Baselane's plan comparison marks QuickBooks and Xero sync as included on both Core and Smart. Test how it maps categories before your accountant relies on it.
Is QuickBooks Free enough for one rental?
Possibly. It allows 1 user, 1 connected bank and 2 invoices a month, with P&L and balance sheet reports. It has no accountant access, mobile app or integrations, and no Schedule E is mentioned.
Which is better for an LLC with several properties?
If the LLC only holds rentals, Baselane's per-property accounts and free Schedule E reports are built for that. If it has staff, other income or complex reporting, QuickBooks Plus or Advanced is built for general business accounting. Ask your accountant which file they want.
