Baselane has two plans. Core is free, and Smart costs $20 a month on an annual plan ($240 a year), with a 30-day free trial. Core already includes banking, property-level bookkeeping, Schedule E reports and rent collection. Smart adds AI transaction tagging, receipt matching, balance sheets, shared access and 2-day rent deposits (Core takes 5). Your real cost is mostly the payment fees: tenant ACH is $2 unless rent lands in a Baselane account, and cards are 3.49%.
Baselane is a financial technology company and is not an FDIC-insured bank.
Best for: landlords who want free banking plus Schedule E bookkeeping. Smart ($20 a month on an annual plan) is mainly worth it for 2-day rent deposits, AI tagging or shared access.
Everything below comes from Baselane's own pricing page, read on October 28, 2026. We haven't tested Baselane hands-on.

The pricing page shows Smart only "on an annual plan." We didn't find a month-to-month price, so check at checkout if you don't want to commit for a year.
Baselane is a fintech company, not a bank. Banking is provided by Thread Bank, Member FDIC. The page advertises an APY and an FDIC coverage limit, but in our copy of the page the actual figures were placeholders, so we can't quote them.
What Core includes for free
- Unlimited checking and savings accounts, with no minimum balance and no monthly maintenance fee
- Physical and virtual Visa debit cards with spend controls, plus fee-free cash deposits and withdrawals at 55,000+ Allpoint ATMs
- Property-level income and expense tracking, plus a consolidated ledger that syncs your outside accounts and cards
- Accountant tax package and Schedule E reports
- Automated rent invoices, reminders and late fees, plus a tenant portal and autopay
- Split rent payments through Livble, for a fee (below)
- The Baselane mobile app
Core includes Schedule E for free. Stessa charges $12 a month (on yearly billing) for that, on its Manage plan. See Baselane vs Stessa.
What Smart adds
Baselane's FAQ lists:
- Auto-tagging of every transaction
- Rules-based tagging
- Custom categories
- Balance sheets with automatic depreciation
- Cost segregation schedules
- Receipt auto-matching
- Automatic top-ups when a balance falls below a limit
- 2-day rent deposits
- Shared access
- Priority support
The comparison table also lists QuickBooks and Xero sync. Its check icons don't show in a text copy, but the page's raw HTML marks it on both Core and Smart (rechecked Oct 28, 2026).
Fees: what tenants pay
| Tenant fee | Amount |
|---|---|
| ACH rent payment | $2 (FAQ); the fee table shows "$2 – $5." Waived when rent goes into a Baselane account |
| Debit card | 3.49% |
| Credit card | 3.49% |
| Split rent payments (Livble) | $30+/month |
| Rent reporting | $5/month |
| Tenant screening | $24.99+ |
The FAQ says landlords can cover the $2 ACH fee or pass it to the tenant. Card fees are the tenant's. If you keep rent in a Baselane account, the ACH fee is waived.
Example: 6 units paying by ACH into an outside bank, with you absorbing the fee, costs 6 × $2 × 12 = $144 a year. Into a Baselane account, it's $0.
Fees: banking
| Banking fee | Amount |
|---|---|
| Account opening, monthly maintenance, minimum balance, inactive account | $0 |
| Same-day ACH (0–1 business days) | 1%, max $15 |
| Outgoing domestic wire | $15, waived with $50,000+ combined balance |
| Mailed check | $2 |
| Checkbook (four 20-check books) | $15 |
| Returned payments | No Baselane fee (your outside bank may charge) |
What Baselane costs at different sizes
The subscription doesn't scale with units. Neither plan mentions a unit limit on the page, so Core stays $0 and Smart stays $240 a year at 2 units or 20.
| Setup | Yearly subscription | Yearly ACH fees (you pay, outside bank) |
|---|---|---|
| 3 units, Core | $0 | $72 |
| 3 units, Core, rent into Baselane | $0 | $0 |
| 10 units, Smart | $240 | $240 |
| 10 units, Smart, rent into Baselane | $240 | $0 |
Smart is worth it if 2-day deposits, team access, or hours saved on tagging and receipts matter more to you than $240 a year. For a small portfolio with simple books, Core covers most landlords.
How Baselane's free plan compares
Here's what the other free rental accounting plans include, from each vendor's pricing page as of October 2026:
- Stessa Essentials: free for unlimited properties, with bank feeds and rent collection. Schedule E needs Manage at $12/mo yearly. See Stessa pricing.
- REI Hub Free: includes Schedule E, but automatic transaction import isn't included, so you enter transactions by hand. See REI Hub vs Stessa.
- Landlord Studio Go: free for up to 3 units, with no bank feeds and basic reports. See Landlord Studio vs Stessa.
If you want bank-linked books and Schedule E for $0, Baselane Core is the only one of these four that lists both on its free plan. The catch: rent ACH is only fee-free when it lands in a Baselane account.
How we checked
On October 28, 2026, we read Baselane's pricing page (https://www.baselane.com/pricing), including its plan cards, comparison table, fee tables and FAQ.
The yearly and ACH totals are our own math. A few things aren't on the page: Smart's month-to-month price and the APY and FDIC figures, which didn't render. We say so above rather than guess.
Baselane's referral program has no effect on this page.
