DoorLoop's cheapest plan, One, costs $2.50 per unit with a $199 monthly minimum on yearly billing, so anyone under about 80 units pays $2,388 a year. The most common reason to look elsewhere is that you're paying for units you don't have. Rentec Direct is the closest full-accounting match for less ($25 flat up to 10 properties, or $2 per unit with a $50 minimum). Hemlane and RentRedi are cheaper for independent landlords, and Buildium is the main alternative for professional managers.

Prices come from each vendor's own pricing page, read on October 28, 2026. We haven't tested these products hands-on, and we don't rank by affiliate payouts.

What you're comparing against

DoorLoop plans, yearly billing (monthly billing is 20% more):

  • One: $2.50 per unit, $199 minimum. Units above 100 cost $1.50.
  • Connect: $4.00 per unit, $299 minimum. Adds a Receptionist Agent and free incoming ACH.
  • Multiply: $5.00 per unit, $399 minimum. Adds maintenance and lease-renewal agents.

Incoming ACH is $1.50 on One. Screening is $35, and eSignatures are unlimited. DoorLoop's FAQ says the old Starter, Pro and Premium plans were replaced, and existing customers keep their pricing. If you're on an old plan, you may already pay less than the new list prices. See DoorLoop pricing.

How the numbers work:

  • Rentec Pro: $2 × units, with a $50 floor, then 10% off for annual billing. At 60 units: $120 × 0.9 = $108.
  • Landlord Studio: $12 + $1 × (units − 3).
  • Buildium: we show the starting price only, because its scaling by unit count isn't published.

The alternatives in detail

Rentec Direct: full accounting without the $199 floor

Rentec's Pro edition costs $2 per unit with a $50 minimum. Its PM edition costs $2.50 per unit with a $50 minimum and adds trust accounting for managers. Both get 10% off on annual billing, a two-week trial, free onboarding and US-based support.

At 60 units, Rentec PM costs $150 a month at list price ($135 on annual billing), against DoorLoop One's $199. Below 10 properties, Starter is $25 flat. One catch: once you move up to Pro or PM, you can't go back to Starter. See Rentec Direct pricing and Rentec Direct vs Buildium. Visit Rentec Direct

Buildium: the other big PM suite

Buildium is the like-for-like alternative if you manage for owners and want owner portals, maintenance billing and staff tools. Essential starts at $65 a month. Growth starts at $202 and Premium at $420, and both require paid onboarding. Per-payment fees are higher than DoorLoop's on Essential ($2.35 per incoming EFT), and each business bank account costs $99 to set up on Essential. See Buildium pricing. Visit Buildium

Hemlane: low per-unit software, with optional repair help

Hemlane Basic costs $28 a month plus $2 per unit, with free ACH on paid plans. Essential ($28 + $20 per unit) adds repair coordination and 24/7 emergency support, which DoorLoop doesn't sell as a service. See Hemlane vs DoorLoop. Visit Hemlane

RentRedi: one flat price

RentRedi costs $12 a month billed yearly for unlimited units, with $1.00 tenant ACH. It's built for independent landlords, not for managers who need owner statements. See RentRedi vs Avail. Visit RentRedi

TurboTenant: free to start, yearly tiers

TurboTenant's free plan covers listings, screening and rent collection. Pro is billed yearly by unit tier and adds accounting with Schedule E. Its unit tiers are aimed at small portfolios. See TurboTenant pricing. Visit TurboTenant

Landlord Studio: accounting first

Landlord Studio Pro has bank feeds, Xero integration and Schedule E, plus rent collection. On annual billing, it costs $1 per unit above 3. At 25 units, it's $34 a month. See Landlord Studio vs Stessa. Visit Landlord Studio

When DoorLoop is still the right call

Stay with DoorLoop if you're near or above 80 units, where the minimum no longer matters. It also makes sense if you need unlimited users and API access on the base plan, or if you want the AI receptionist on Connect, which also makes incoming ACH free. And if you're on a legacy plan, compare your current invoice, not the new list prices.

How we checked

On October 28, 2026, we read the pricing pages for DoorLoop, Rentec Direct (including its calculator configuration for the per-unit rates), Buildium, Hemlane, TurboTenant, RentRedi and Landlord Studio (US calculator configuration).

Cost tables are our own math from those prices. Where a price scales in a way the vendor doesn't publish, we show the starting price and say so. Affiliate programs exist for several of these vendors, including DoorLoop; they don't affect order or wording.
