Buildium has three plans: Essential from $65 a month, Growth from $202 and Premium from $420. The page only shows "starting at" prices and doesn't explain how they rise with unit count, so you'll need a quote for your exact portfolio. On top of the subscription, you pay for online rent ($2.35 per incoming EFT on Essential), each business bank account you connect ($99 on Essential), screening and eSignatures. Below are all the published fees and what they add up to.

Best for: property managers who want a full suite and will request a quote. Small landlords who want a fixed published price should compare flat-priced tools before calling sales.

Everything comes from Buildium's own pricing page, read on October 28, 2026. We haven't tested Buildium hands-on.

Other add-ons are listed without full prices on the current page: renters insurance (MSI), 1099 e-filing (Nelco), the Showings Coordinator (Tenant Turner), retail cash payments (PayNearMe), remote check printing, EZMail and the Lumina AI Workforce. An earlier read of this page on the same day showed some of these prices: 1099 e-filing at $50 a batch plus $4.50 a form, check printing at $30 setup plus $1.50 a check, and showings from $41 a month. A second read didn't show them, so treat them as unconfirmed and check your quote.

The page doesn't say whether EFT fees can be passed to tenants, or who pays the 2.99% card fee.

What Buildium really costs: three examples

These use the starting prices. Your quote may be higher for more units.

Example 1: 20 units on Essential, 2 bank accounts, all tenants on ACH, you absorb the fee

  • Subscription: $65 × 12 = $780
  • EFT: 20 × $2.35 × 12 = $564
  • Bank setup: 2 × $99 = $198, one time
  • First year: $1,542

Example 2: same portfolio on Growth

  • Subscription: $202 × 12 = $2,424
  • EFT: 20 × $1.35 × 12 = $324
  • Bank setup: $0 (10 free accounts)
  • First year: $2,748. Onboarding is required on Growth, and its cost isn't published, so it's not included here.

Example 3: 10 leases signed a year

  • eSignatures cost $50 on Essential, $10 on Growth and $0 on Premium.

On Essential, the per-payment fees can add up to more than the subscription. In example 1, the ACH fees are 72% of the subscription.

Questions to ask for an accurate quote

Buildium's page leaves the biggest number, your subscription at your unit count, to a sales conversation. Ask these before you sign:

  1. What's the monthly price for my exact number of units, and how does it change when I add units?
  2. Is there a discount for annual billing, and what's the contract term?
  3. What does onboarding cost on Growth or Premium, and is it a one-time fee?
  4. Can incoming EFT fees be passed to tenants, and who pays the 2.99% card fee?
  5. How many business bank accounts will I need? If you keep a separate account for each owner or LLC, Essential's $99 per account adds up fast.
  6. What happens to Premium's free EFT after month 12? Budget for $0.60 per payment from then on.

Get the answers in writing. Then compare the first-year total, not just the monthly price, with the other tools in this guide.

Is Buildium worth it for a small landlord?

Buildium is built for professional property managers: owner portals, maintenance billing, staff time tracking, a contact center and a lead marketplace. If you own a few rentals yourself, compare these prices, all from the vendors' own pages:

How we checked

On October 28, 2026, we read Buildium's pricing page (https://www.buildium.com/pricing/), including the plan cards, the comparison table's fee cells, the "Customize your subscription" add-ons and the FAQ.

The examples are our own math using the starting prices, because Buildium doesn't publish per-unit scaling. Items the page doesn't state are flagged above: unit scaling, onboarding cost, annual discounts and who pays card and EFT fees. Buildium's affiliate program has no effect on this page.
