Short answer: AirDNA and PriceLabs overlap on nightly pricing but start from different jobs: AirDNA sells market research plus Adapt at $20 per synced listing, while PriceLabs is a graduated dynamic-pricing tool from $19.99 for the first US listing. Choose research-first or multi-channel pricing control, then verify both vendor pages.

Best for:

  • Best for free market screening before you buy or lease: AirDNA Free, with limited Rentalizer estimates and market insights at $0.
  • Best for full market research across markets on one bill: AirDNA Market Research at $125/month, or $400/year (vendor shows about $34/month billed yearly).
  • Best for simple Adapt pricing on a few listings: AirDNA Adapt at a flat $20 per synced listing per month, with a 30-day trial that starts at first Price Sync.
  • Best for lower per-listing dynamic pricing as you add units: PriceLabs Dynamic Pricing from $19.99 for the first US/UK/Canada/Europe/Australia/New Zealand/Israel listing, then lower graduated rates.

We haven't used AirDNA or PriceLabs with our own rentals. This comparison is based on each company's public pricing, product and help pages. We don't publish star ratings.

PriceLabs rest-of-world Dynamic Pricing starts at $9.99 for the first listing. Brazil uses BRL rates on the help article we checked. AirDNA Market Research is a separate flat product from Adapt; stacking Market Research with Adapt raises the AirDNA bill above Adapt alone.

How the products differ

AirDNA is built around short-term rental market data. Free and Market Research plans center on Rentalizer revenue estimates, market insights, comp sets and (on paid Market Research) historical performance and future demand. Adapt is AirDNA's dynamic pricing product: four named strategies (Smart Yield, Premium Hold, Volume Builder, Steady Earner), visible rate math, floor/ceiling controls and daily sync once Price Sync is on.

PriceLabs is built around revenue management for listings you already run. Dynamic Pricing recalculates nightly rates and minimum stays from market and listing performance, with more rule-level customization than Adapt's strategy presets on the pages we checked. Portfolio Analytics, Market Dashboards and Revenue Estimator Pro are separate PriceLabs products with their own credits or subscriptions.

A common honest split for small hosts: AirDNA (often Free or Market Research) to size a market or address, PriceLabs to price live calendars—or Adapt if you want pricing on AirDNA's own dataset. We did not verify whether running both always beats one tool for every portfolio.

Free plans, trials and what "free" actually covers

AirDNA Free is free forever with no card required for the limited Rentalizer and Market Insights features described on its pricing page. Market Research has no separate timed trial because Free already exposes key metrics. Adapt connecting and reviewing recommended rates is free; the 30-day Adapt trial starts the first time you turn on Price Sync, then billing is per synced listing per month.

PriceLabs gives a 30-day free trial on Dynamic Pricing when you first add listings, plus one free Market Dashboard credit and two free Revenue Estimator Pro tokens with that trial path (per its help article). After the trial there is no ongoing free Dynamic Pricing plan on the pages we checked—you pay for synced listings in arrears by location and tier.

Channels, PMS sync and control

AirDNA Adapt connects directly to Airbnb and lists PMS sync through Guesty, Hostaway, Hospitable, OwnerRez and Uplisting. Vrbo and Booking.com pricing through Adapt is described as going through those PMS connections, not as a direct OTA link for every channel on the Adapt page we checked.

PriceLabs advertises direct sync with Airbnb, Vrbo and Booking.com plus 160+ property management systems on its marketing site. That breadth matters if you sell on Vrbo or Booking.com without a PMS AirDNA Adapt supports. Mapped same-unit listings across channels can drop to $1 per mapped child listing on PriceLabs; similar multi-units can map at $5 (US-dollar help rates, plus tax).

Both tools say you keep overrides: floors, ceilings and manual nights. Treat "set and forget" claims as marketing until you test one listing.

Market research side products

If your job is buying or arbitraging, AirDNA Market Research ($125/month or $400/year) is the clear AirDNA product: customizable Rentalizer, historical insights, comps, future demand and a small allotment of Rentalizer Agent reports on the pricing page we checked. Property Manager plans for 6+ properties are quote-only.

PriceLabs Market Dashboards (when bought without Dynamic Pricing) start at $9.99/month for a 1,000-listing dashboard, then $19.99 and $39.99 for larger dashboards. Revenue Estimator Pro starts at $10/month for two estimates, with higher tiers for more tokens. Performance and Expansion bundles can include dashboard credits and estimator tokens when you already sync Dynamic Pricing—confirm current bundle math on PriceLabs' calculator before budgeting.

Which should you pick?

  • You are still choosing a market or underwriting an address: start with AirDNA Free, then Market Research if you need unlimited comps and historical depth.
  • You already host and want the lowest published Dynamic Pricing bill as listings grow: PriceLabs' graduated US-tier table undercuts flat Adapt at three or more listings in the examples above.
  • You want pricing with AirDNA's cross-OTA dataset and strategy presets: Adapt at $20 per synced listing, after reviewing rates with sync still off.
  • You need direct Vrbo/Booking.com pricing without a supported PMS: PriceLabs' channel list is the safer public claim on the pages we checked.
  • You already run a PMS such as Hospitable: check whether Adapt or PriceLabs is listed for your stack; see also Hospitable vs Guesty and best short-term rental software.

How we checked

On November 5, 2026, we read AirDNA pricing and Adapt pages (airdna.co/pricing, airdna.co/adapt) and PriceLabs' Dynamic Pricing cost help article plus marketing site (help.pricelabs.co article on cost after trial; hello.pricelabs.co). Catalog notes for both listings were last verified in Lister's Oct–Nov 2026 passes. We did not buy a plan, sync a live calendar or run either tool hands-on. We don't publish star ratings.

FAQ

Is AirDNA cheaper than PriceLabs?

For one US-tier listing, PriceLabs Dynamic Pricing is $19.99/month and AirDNA Adapt is $20/month—nearly the same. At three or more listings, PriceLabs' graduated rates are lower than flat Adapt in the table above. AirDNA Market Research is a separate flat bill and is not a Dynamic Pricing substitute.

Does AirDNA have a free plan?

Yes. AirDNA Free is free forever for limited Rentalizer and Market Insights, with no card required on the pricing page we checked. Adapt's timed trial is separate and starts at first Price Sync.

Does PriceLabs have a free plan?

PriceLabs offers a 30-day Dynamic Pricing trial when you first add listings. After the trial, the help article we checked prices synced listings by tier and location; there is no ongoing free Dynamic Pricing plan described there.

Can I use AirDNA and PriceLabs together?

Yes in principle: many hosts research with AirDNA and price with PriceLabs, or compare Adapt against PriceLabs on one listing. We did not verify double-billing, conflicting syncs or whether both should push rates to the same calendar at once—test with sync off before going live.

Which tool is better for Airbnb-only hosts?

Both support Airbnb. Adapt emphasizes Airbnb-direct connect plus selected PMS partners, while PriceLabs also lists broader direct Vrbo/Booking.com and PMS coverage on its marketing pages. Pick by pricing model and the channels you actually use.

Do either tool replace a property management system?

No. Both are research and/or pricing layers. Calendar, inbox and channel management still need Airbnb's tools or a PMS such as Hospitable, Guesty or Hostaway.
