Short answer: Innago is $0 for landlords with no paid tiers, no setup fee and no contract. Tenants pay $2 per ACH and 2.99% on cards by default; screening is $30–$35 (plus $10 for income verification), applicant-paid. Typical ACH deposits arrive in 1–2 business days.

Best for:

  • Best for paying $0 subscription at any unit count: Innago, because there is no paid plan to upgrade into.
  • Best for landlords who will absorb tenant ACH fees: still Innago, if you prefer a free platform and are willing to cover $2 per payment yourself.
  • Best for the lowest published tenant ACH among free all-in-ones we track: compare TurboTenant and Zillow Rental Manager on best free landlord software—Innago's ACH is $2, not $0.
  • Best for a flat paid plan instead of fee-funded free: RentRedi, covered in Innago vs RentRedi.

We haven't used Innago with our own rentals. Prices and fees come from Innago's public pricing and FAQ pages plus Lister's catalog facts, checked November 5, 2026. We don't publish star ratings.

Innago's pricing page and FAQ both state no monthly fee, no setup fee and no contract. There is no Starter/Pro ladder: every landlord gets the same feature set. The company funds the product with tenant-side payment and screening fees, not landlord SaaS.

Innago's FAQ says you can absorb transaction fees so tenants pay nothing extra on ACH or cards. Screening stays applicant-paid by default; confirm the exact report price in-product before you run it, because the FAQ quotes a $30–$35 range.

What it costs at 1, 5 and 25 units

Assume every tenant pays rent by ACH once a month for a year (12 payments each), nobody pays by card, and you do not absorb ACH fees. Screening is one-time when you fill a vacancy, so it is left out of the annual run-rate below.

PortfolioLandlord subscriptionTenant ACH fees (units × 12 × $2)Total cash out (landlord + tenants)
1 unit$0$24$24
5 units$0$120$120
25 units$0$600$600

If you absorb ACH so tenants pay $0, those same totals become your annual cost: $24, $120 or $600. Card usage changes the math fast at 2.99%. For a flat subscription alternative with $1 tenant ACH, see Innago vs RentRedi. For another free competitor with a paid Plus tier, see Innago vs TurboTenant.

Payout speed

Innago's FAQ: funds usually arrive in one to two business days. Processing runs Monday–Friday 9am–5pm Eastern; submissions after 5pm start the next business day. Exceptions:

  • First payment from a tenant, or first use of a new funding source: 3 business-day hold
  • After a failed payment: the 3-day hold resets

Innago shows an expected deposit date on each payment. For faster access it partners with Accelerent for optional instant withdrawals (separate product; check that partner's terms before you rely on it).

What the free plan includes

From Innago's public FAQ and feature claims (not a hands-on audit):

  • Listings and applications, with syndication to sites such as Realtor.com, Zumper and Apartment List
  • Tenant screening (credit, criminal, eviction; optional income verification)
  • Lease templates and e-sign (Innago cites ESIGN Act compliance for on-platform signatures)
  • Online rent collection (ACH, card, plus offline cash/check recording)
  • Automatic late fees and rent reminders
  • Maintenance requests with photos, messaging and status tracking
  • Basic income and expense tracking plus reports
  • Tenant portal and iOS/Android apps for landlords and tenants
  • Multi-user / team access
  • Integrations called out publicly include QuickBooks and Ledgre; API access is available

Innago is U.S.-only (all 50 states). It supports residential plus commercial and non-traditional rentals (self-storage, marinas, parking and similar) per the FAQ. For Schedule E-style accounting depth, Innago points to expense tracking plus partners such as Ledgre rather than a built-in tax package—compare Baselane or Stessa if books are the main job.

Baselane is a financial technology company and is not an FDIC-insured bank. Banking features depend on partner banks; deposits are FDIC-insured only through those partners, subject to their terms.

How we checked

On November 5, 2026, we read Innago's pricing page (https://innago.com/pricing/) and FAQ (https://innago.com/faq/), including the landlord $0 claims, ACH/card/screening fees, absorb option, payout timing, Accelerent note, U.S.-only market and feature list. Catalog record innago was verified the same day. Unit-cost tables are our arithmetic from the published $2 ACH fee. We did not create a landlord account, run screening or collect rent. We don't publish star ratings.

FAQ

Is Innago really free?

Yes for landlords: Innago's FAQ says there is no monthly subscription, setup fee or contract, and no paid tier. Tenants (or you, if you absorb fees) still pay payment and screening charges.

How much is Innago ACH?

$2 per ACH payment by default, paid by the tenant. Innago lets you absorb that fee in account settings so the tenant pays $0 on ACH.

How fast does Innago pay out rent?

Usually 1–2 business days. First payments or a new funding source (and failed-payment retries) get a 3-business-day hold. Optional instant withdrawals go through Accelerent.

Does Innago charge for screening?

Applicants pay $30–$35 for credit, criminal and eviction reports by default, plus $10 if you add income verification. Confirm the live quote in-product before you order a report.

Is there an Innago free trial?

You do not need a trial for the product itself—the landlord plan is free ongoing with no credit card required to start, per Innago's getting-started FAQ. There is no separate paid plan to trial.
