By Landlord Software Directory · Updated on · Pricing checked
DoorLoop and Innago are built for different people. Innago is free software for independent landlords, paid for by tenant transaction fees. DoorLoop is a full property management platform with a monthly minimum, aimed at managers with larger portfolios or owner clients.
Short answer: For a landlord managing their own rentals, Innago is the better fit: it's free, with tenants paying $2 per ACH payment and 2.99% on cards. DoorLoop One costs $3.00 per unit with a $239 minimum month to month ($2.50 and $199 billed yearly), which makes sense mainly for managers with owner clients.
Best for:
- Best for self-managing landlords: Innago, because it costs landlords nothing and pays out in 1–2 business days.
- Best for managers with owner clients: DoorLoop, because its base plan includes owner statements, distributions and owner portals.

What each costs
Innago's subscription is $0 at any unit count. The fees are per payment, and tenants pay them by default.
DoorLoop One, month to month (yearly billing in parentheses), before payment fees:
| Units | DoorLoop One | Innago |
|---|---|---|
| 5 | $239 ($199) | $0 |
| 20 | $239 ($199) | $0 |
| 50 | $239 ($199) | $0 |
| 100 | $300 ($250) | $0 |
If you cover ACH fees yourself, at 20 units with every tenant paying by ACH: Innago costs you 20 × $2 = $40 a month. DoorLoop One costs $239 + 20 × $1.50 = $269 a month month to month ($229 billed yearly).
Who each fits
Innago fits independent landlords who manage their own rentals. Its FAQ says it's built "for independent, small-to-mid-sized landlords" and stays free as you add units. It covers rent collection, leases, screening, listings, maintenance tracking, financial reporting and team access.
DoorLoop fits property managers with owner clients who need owner statements, distributions and owner portals. DoorLoop One includes those, plus 1099 forms, a vendor portal, QuickBooks Online sync, unlimited users and API access. We didn't find owner statements or an owner portal described on Innago's FAQ page.
If you're managing for owners and need those tools, DoorLoop is the one to price out. If you manage your own rentals, Innago covers the basics for free; see also DoorLoop alternatives.
How we checked

FAQ
Is Innago really free?
Innago's FAQ says it's free for landlords, with no monthly, setup or contract fees. It earns from tenant fees: $2 per ACH payment, 2.99% on cards and $30–$35 for screening.
Is DoorLoop worth it over Innago?
Only if you need property management tools such as owner statements, distributions and owner portals. For a landlord managing their own rentals, DoorLoop One's $239 monthly minimum ($199 billed yearly) buys features Innago users usually don't need.
Which pays out faster?
Innago says funds usually arrive in 1–2 business days, with a 3-day hold on a tenant's first payment. DoorLoop's pricing page doesn't state payout times.
Can I cover tenant fees on either?
Innago lets landlords take on transaction fees. DoorLoop charges $1.50 per incoming ACH on One, and it's free on Connect and Multiply.
