Hemlane and TurboTenant both have free plans for listings and screening, and paid plans for leases and rent collection. The difference is in what you pay for. TurboTenant is a do-it-yourself toolkit with flat yearly prices by portfolio size. Hemlane adds paid tiers where its team coordinates repairs and handles tenant communication.
Short answer: For do-it-yourself rent collection, TurboTenant usually costs less: its free plan collects rent, and Pro is $199 a year for 1–10 units with ACH fees typically waived. Hemlane Basic is $28 a month plus $2 a unit (annual-billing rates) with $0 ACH. Choose Hemlane if you want paid repair coordination and 24/7 emergency support.
Best for:
- Best for free online rent collection: TurboTenant, because its free plan includes rent collection; Hemlane's free Starter doesn't.
- Best for Schedule E in the same app: TurboTenant Pro, because its accounting suite names Schedule E; Hemlane's pricing page doesn't.
- Best for out-of-area landlords who want repair help: Hemlane Essential, because it adds repair coordination and 24/7 emergency support.
- Best for faster payouts on a paid plan: Hemlane, at generally 2–3 business days for verified paying customers, against 2–4 on TurboTenant's paid plans.
We haven't used either app with our own rentals. This comparison is based on each company's public pricing and help pages.

Hemlane's prices are its annual-billing rates. Its page says annual billing saves up to 20%, and we didn't verify the month-to-month prices. TurboTenant sells only yearly plans: Pro rises to $399, $699 and $999 a year at 11–30, 31–60 and 61+ units. Full detail: Hemlane pricing and TurboTenant pricing.
Yearly cost for rent collection
Subscription only, at Hemlane's annual-billing rates. The last column is TurboTenant Free with you covering the $2 ACH fee for every tenant each month.
| Units | Hemlane Basic | TurboTenant Pro | TurboTenant Free + covered ACH |
|---|---|---|---|
| 1 | $360 | $199 | $24 |
| 5 | $456 | $199 | $120 |
| 10 | $576 | $199 | $240 |
| 20 | $816 | $399 | $480 |
How we got these: Hemlane Basic is ($28 + $2 × units) × 12. TurboTenant Pro is its yearly price for that unit band.
On price alone, TurboTenant wins at every size here. Hemlane Basic's case is fee-free ACH on both sides plus a path into managed repairs on the same account.
Rent collection and screening fees
| Hemlane (paid plans) | TurboTenant Free | TurboTenant Essentials and Pro | |

| Screening | $40, tenant-paid | $55, applicant pays by default | $45 |
TurboTenant lets you cover the ACH or screening fee yourself. Hemlane says it can't process outstanding payouts if your trial ends before you subscribe.
