Both have a free plan that covers listings, screening, rent collection and maintenance. The main difference on the free plans is leases: Avail includes state-specific leases with e-signing, while TurboTenant keeps its lease agreements for paid plans.
The paid upgrades are priced very differently. Avail Unlimited Plus is $9 per unit per month. TurboTenant charges a flat yearly price by portfolio size: Essentials is $149 and Pro is $199 for 1–10 units. From 2 units up, TurboTenant Pro is cheaper than Avail Plus, and it waives tenant ACH fees and adds Schedule E accounting. Prices come from both vendors' own pages, checked October 28, 2026. We haven't tested either hands-on.

Notes:
- TurboTenant bills its paid plans annually only. The monthly figures on its pricing page ($12.42 and $16.58) are the annual price divided by 12.
- On TurboTenant Free and Essentials, the landlord chooses who pays the ~$2 ACH fee.
- TurboTenant's plan article lists credit and debit card payments as an Essentials feature, while its payments article simply says cards carry a 3.49% fee. Check whether card payments are on for your free account.
- Avail's screening reports come from TransUnion, priced at $30–$55 depending on the reports, per Avail's comparison page (updated Oct 21, 2026).
What each costs in a year
We assume every tenant pays rent by ACH 12 times a year, and you absorb the ACH fee. If tenants pay it instead, the free plans cost you $0.
| Units | Avail free | Avail Plus | TurboTenant Free | TurboTenant Essentials | TurboTenant Pro |
|---|---|---|---|---|---|
| 1 | $30 | $108 | $24 | $173 | $199 |
| 5 | $150 | $540 | $120 | $269 | $199 |
| 10 | $300 | $1,080 | $240 | $389 | $199 |
| 20 | $600 | $2,160 | $480 | $679 | $399 |
How we got these numbers:
- Avail free: $2.50 × 12 × units
- Avail Plus: $9 × 12 × units (ACH is free)
- TurboTenant Free: $2 × 12 × units
- TurboTenant Essentials: plan price + $2 × 12 × units
- TurboTenant Pro: plan price only (ACH is typically waived)
What the table shows:
- From about 9 units, TurboTenant Pro is the cheapest way to cover ACH fees yourself. Below that, absorbing the fee on a free plan costs less: $120 a year at 5 units on TurboTenant Free. At 10 units, Pro is $199 a year, compared with $240–$300 in absorbed fees on either free plan.
- Avail Unlimited Plus costs more than TurboTenant Pro at every size from 2 units ($216 vs $199 at 2 units). Only at 1 unit is Plus cheaper ($108 vs $199). Pick Plus for its features, not to save money.
- TurboTenant Essentials rarely makes sense if you're paying ACH fees, because Pro adds waived ACH for $50 more at 1–10 units.
Where Avail is stronger
- Leases on the free plan. Avail Unlimited includes state-specific leases with digital signing. TurboTenant reserves its leases for Essentials and Pro.
- Faster payouts with FastPay. Unlimited Plus offers next-day deposits. Avail's comparison page puts the free plan at 2–3 business days, and TurboTenant's standard ACH takes 5–7.
- Per-unit pricing suits a single unit. Plus at 1 unit is $108 a year, less than any TurboTenant paid plan.
- Listing reach: Avail syndicates to "the top 19 sites," including Zumper, Padmapper, Realtor.com and ApartmentList. Avail is part of Realtor.com, per its own site.
- Extras listed on its pricing page: property-specific bank accounts, CreditBoost rent reporting, a branded property website (Plus) and custom application questions (Plus).
Where TurboTenant is stronger
- Flat yearly pricing. Pro at $199 covers 1–10 units, waived tenant ACH and a full accounting suite: reconciliation, depreciation tracking, Schedule E / Form 8825, automatic transaction import and categorization. TurboTenant says REI Hub powers its accounting.
- Cheaper screening on paid plans: $45 per applicant instead of $55.
- Showing scheduling on Essentials and Pro.
- Team tools on Pro: user roles and permissions, plus unlimited connected bank accounts.
- Instant Payouts for eligible card payments (about 60 minutes, separate fee, no paid plan needed).
- Wide syndication. Its help center lists Apartments.com, Realtor.com, Redfin, Rent.com, Zumper and others. It doesn't post directly to Zillow.
TurboTenant has also been consolidating: it acquired TenantCloud in August 2026, and Azibo's users moved to TurboTenant after Azibo shut down.
Who should pick which
Avail fits if you:
- have 1–2 units
- want free leases with e-sign
- don't mind tenants paying $2.50 per ACH payment
- or want next-day FastPay on a single unit
TurboTenant fits if you:
- have about 9–10 units or more and want to absorb rent fees for tenants (Pro at $199 for up to 10 units)
- want Schedule E reports in the same app
- or are coming from TenantCloud or Azibo
Compare a third option if you:
- want everything on one flat price. RentRedi is $12 a month billed yearly, with unlimited units; see TurboTenant vs RentRedi and RentRedi vs Avail.
- want a free platform with no tiers. Innago is free for landlords.

The yearly totals are our arithmetic. Both vendors run affiliate programs. Neither paid us, and neither program affected which plan we call cheaper.
FAQ
Is Avail or TurboTenant cheaper?
On the free plans, the fees are similar: $2.50 per ACH payment on Avail vs about $2 on TurboTenant, paid by the tenant unless you cover it. On paid plans, TurboTenant Pro ($199 a year for 1–10 units) costs less than Avail Unlimited Plus ($9 per unit per month) from 2 units up.
Does TurboTenant's free plan include leases?
No. Its help center lists unlimited state-specific lease agreements and addendums under Essentials and Pro. Avail's free plan includes state-specific leases with digital signing.
Which pays out rent faster?
Avail Unlimited Plus offers next-day FastPay. Avail's free plan and TurboTenant's paid plans (expedited ACH) take 2–3 and 2–4 business days respectively, and TurboTenant's free plan takes 5–7 business days for ACH.
Does either post to Zillow?
TurboTenant says it doesn't post directly to Zillow. Avail's syndication list on its pricing page names Zumper, Padmapper, Realtor.com, ApartmentList and others, and "more," but doesn't name Zillow. For free Zillow listings, see where to list a rental for free.
Can I avoid ACH fees entirely?
Yes, on Avail Unlimited Plus and TurboTenant Pro, where TurboTenant says ACH fees are "typically waived." On the free plans, you can make tenants pay the fee, but someone always pays it.
