If you own fewer than 10 units, you probably don't need dedicated showing software. The scheduling built into a landlord app usually covers it: TurboTenant includes showing scheduling on its Essentials plan, which is $149 a year for 1–10 units, and Avail lists automatic showing scheduling among its listing tools.

Dedicated tools make sense when you want self-guided tours with a lockbox or smart lock, or when you lease many units a year. Rently charges per active listing ($28 a month). ShowMojo and Tenant Turner price per unit from $1.30 and $1.17 on annual plans. Showdigs recommends at least 100 doors. Prices come from each vendor's own page, checked October 28, 2026. We haven't tested these hands-on.

The options, one by one

TurboTenant: scheduling included with Essentials

TurboTenant's help center lists "Showing Scheduling: Allow prospective tenants to schedule showings based on your availability" as an Essentials feature. Essentials costs $149 a year for 1–10 units and $199 for 11–30, billed annually only. The same plan adds unlimited state-specific leases, e-signatures and faster rent payouts. Its Free plan includes listings, applications and screening, but not showing scheduling.

You still show the unit yourself. TurboTenant's plan page doesn't list a lockbox or self-tour program.

Avail: scheduling from your listings

Avail's pricing page lists "Schedule showings automatically from any platform or listing partner" among its listing features. It sits next to syndication to Zumper, Padmapper, Realtor.com and others. The page doesn't say whether showing scheduling is on the free Unlimited plan or only on Unlimited Plus ($9 per unit per month), so check in your account. Avail is part of Realtor.com, per Avail's own site.

Rently: pay per listing, with self-tours

Rently's single-family pricing works on listing credits: $28 per credit for Basic Leasing and $37 for AI-Powered Leasing. One credit covers one active listing for one month. You can pay per listing each month or buy 100 credits a year ($2,800 or $3,700), and the annual pool resets at renewal. Basic includes secure self-guided touring, syndication to 20+ sites, scheduling for agent-led tours and PMS sync.

The catch for small landlords is hardware: "Self-touring units require an access device," bought or leased, and the pricing page doesn't show device prices. If you have one vacancy that lasts two months, that's two credits ($56) plus the device.

ShowMojo and Tenant Turner: per-unit leasing automation

Both pages describe two plans: Pro, and Ultra, which adds a live answering service with leasing call-center agents. Both list the same access devices (MojoBox lockboxes from $64, MojoLock smart locks from $85) and the same monthly device fees.

  • ShowMojo: Pro from $1.30 per unit and Ultra from $2.70, both on annual plans. It says plans are based on average on-market listings for smaller portfolios with faster turnover, or on units under management for larger ones. It syndicates to 29+ sites.
  • Tenant Turner: Pro from $1.17 per unit and Ultra from $2.43, both annual. Each plan includes a fixed number of "Listing Slots," and your monthly price doesn't change however many tenants cycle through. It lists integrations with AppFolio, Buildium, Rent Manager, Rentvine, Propertyware, TenantCloud and Rentec Direct.

Both pages use a unit-count calculator. Our read didn't capture a clear price or minimum for a 1–10 unit portfolio, so run the calculator for your own count before you commit.

Showdigs: built for property managers

Showdigs charges $1.20 per unit a month with a $120 minimum, or $2.00 per unit with a $200 minimum on Plus. You get unlimited user licenses, self-showings, syndication and access to its on-demand agent network.

Add-ons are priced per job:

  • agent-led showings: $49 a tour
  • open houses: $80 an hour
  • move-in or move-out reports: $80–$120
  • periodic walkthroughs: $75
  • vacant property checks: $50

Its FAQ is direct about fit: "We recommend that users of our software manage a minimum of 100 doors." You also can't use its agents without a subscription. For a 10-unit owner, the $120 minimum alone is $1,440 a year.

What showings cost a small landlord in a year

Take an owner with 5 units and two turnovers a year, each vacant for one month:

  • Show it yourself, with TurboTenant Essentials scheduling: $149 a year, which also covers leases and e-sign
  • Rently Basic, self-tours: 2 credits × $28 = $56, plus an access device (price not published)
  • Showdigs: $120 minimum × 12 = $1,440 a year, before any $49 agent tours
  • ShowMojo or Tenant Turner: run their calculators; the starting per-unit prices are for annual plans, and our read didn't capture a minimum

For most owners at this size, the biggest cost is your own time at each showing, not the software. Self-tours cut that, but you take on the risk of an unescorted visitor. Every self-tour tool here lists ID verification. Rently, ShowMojo and Tenant Turner also list fraud controls.

How we checked

On October 28, 2026, we read each vendor's own pricing page:

The calculators on ShowMojo and Tenant Turner render prices client-side, so we only state their published "starting at" figures. The yearly examples are our own arithmetic. Several of these vendors run referral or affiliate programs; none paid for placement, and the order above follows portfolio fit, not payouts.

FAQ

Do I need showing software for one or two rentals?

Usually not. A shared calendar link or the scheduling built into a landlord app is enough. TurboTenant Essentials includes it for $149 a year at 1–10 units. Dedicated tools pay off when you want self-tours or lease many units.

What's the cheapest way to offer self-guided tours?

Of the prices we could confirm, Rently's per-listing credit ($28 per active listing per month) is the lowest commitment for a few vacancies a year. You'll also need an access device, and Rently doesn't publish the price on its pricing page.

Is Showdigs good for small landlords?

Showdigs itself recommends a minimum of 100 doors, and its plans have a $120 monthly minimum. Smaller owners can still use it, but they pay the minimum.

Are ShowMojo and Tenant Turner the same company?

Their pricing pages are laid out the same way and list the same devices (MojoBox and MojoLock) and device fees. We didn't verify the corporate relationship, so compare their per-unit prices and integrations directly.

Do showing tools also screen tenants?

Some do. ShowMojo lists in-platform rental applications, and Rently and Tenant Turner list prescreening questions. For full credit and background checks, see our tenant screening comparison.
