RentRedi sells one plan with every feature and unlimited units: $29.95 a month month to month, $20 a month on a 6-month plan, or $12 a month billed yearly ($144 a year). That flat price is hard to beat once you have 10 or more units. The usual reasons to look elsewhere are a $0 plan, faster payouts, free leases or Schedule E reports you can count on.

Short answer: The strongest RentRedi alternatives are TurboTenant for a free plan with a $199-a-year Pro upgrade at 1–10 units, Innago for a free app with 1–2 day payouts, and Avail for free state-specific leases. Stessa suits landlords who mainly want free bookkeeping. RentRedi stays cheapest for many 10+ unit portfolios on its annual plan.

Best for:

  • Best for a $0 plan with a paid upgrade: TurboTenant, because Free costs nothing and Pro adds Schedule E and typically waives tenant ACH fees.
  • Best for the fastest payouts on a free app: Innago, at 1–2 business days with no paid tiers.
  • Best for free leases with e-signing: Avail, because state-specific leases are on its free plan.
  • Best for free bookkeeping with rent collection: Stessa, with Schedule E on Manage at $15 a month month to month ($12 billed yearly).
  • Best for landlord banking: Baselane, with free property bank accounts and Schedule E on Core.
  • Best for full accounting on 1–10 units: Rentec Direct Starter, at a flat $25 a month.

There's no free plan or free trial, but there's a 30-day money-back guarantee. Full detail: RentRedi pricing.

Yearly cost at 5 and 10 units

These figures assume every tenant pays by ACH each month and you absorb the ACH fee, so the free plans show their real cost to you.

How we calculated each row:

  • RentRedi: $359.40 ($29.95 × 12) + $1 × 12 × units month to month; $144 + $1 × 12 × units on the annual plan.
  • TurboTenant Free and Innago: $2 × 12 × units. TurboTenant Pro: $199, with ACH typically waived.
  • Avail free: $2.50 × 12 × units. Plus: $9 × 12 × units.
  • Stessa and Baselane: $0 when rent lands in their own accounts; up to $2 × 12 × units on Stessa, or $2 × 12 × units on Baselane, into an outside bank.
  • Rentec Starter: $300 + $2 × 12 × units. Rentec's page doesn't say who pays the $2 ACH fee.

If tenants pay the ACH fee instead, TurboTenant Free, Innago and Avail free cost you nothing, and RentRedi drops to $144 a year on its annual plan.

The six alternatives

TurboTenant: free plan, flat yearly upgrade

TurboTenant's free plan covers listings, applications, screening, condition reports, maintenance requests and rent collection. Pro costs $199 a year for 1–10 units, billed annually only, and adds an accounting suite with Schedule E and Form 8825 reports and typically waived tenant ACH fees. Above 10 units Pro rises to $399 a year, more than RentRedi's $144 annual plan. See TurboTenant vs RentRedi.

Visit TurboTenant

Innago: free with no tiers

Innago is free for landlords and has no paid plans. Tenants pay $2 per ACH payment and 2.99% by card, and you can absorb either. Funds arrive in 1–2 business days, with a 3-day hold on a first payment or a new payment source. Screening is $30–$35, plus $10 for income verification. Its FAQ doesn't mention Schedule E reports, but it lists Ledgre and QuickBooks integrations. See Innago vs TurboTenant.

Avail: free leases and next-day payouts

Avail's free Unlimited plan includes listings to 19 sites, screening, state-specific leases with digital signing and rent collection. Tenants pay $2.50 per bank payment on the free plan. Unlimited Plus ($9 per unit a month) waives that fee and adds next-day FastPay, so it costs more than RentRedi from 2 units up. See RentRedi vs Avail.

Visit Avail

Stessa: bookkeeping first

Stessa Essentials is free for unlimited properties, with bank feeds, rent collection, listings and screening. Tenant ACH is $0 when rent goes into Stessa's cash account, offered through Thread Bank, and up to $2 to an outside bank. The Schedule E report starts on Manage, at $15 a month month to month or $12 billed yearly. See Stessa pricing.

Visit Stessa

Baselane: banking and books

Baselane Core is free and includes property bank accounts, bookkeeping, Schedule E reports and rent collection. Tenant ACH is $2 unless rent lands in a Baselane account, and Core deposits take 5 business days. Its pricing page doesn't list leases, listings or maintenance requests, so it replaces RentRedi's rent and books, not its leasing tools.

Baselane is a financial technology company and is not an FDIC-insured bank.

Banking is provided by Thread Bank, Member FDIC. See RentRedi vs Baselane.

Rentec Direct: deeper accounting

Rentec Starter is $25 a month flat for up to 10 properties, with full accounting and Schedule E reports in every edition. Pro starts at $50 a month ($2 per unit, 10% off billed annually) and includes one free incoming ACH per active property each month. It costs more than RentRedi's annual plan at 5 and 10 units, so pick it for accounting depth, not price. See Rentec Direct pricing.

Who should stay on RentRedi

  • You have 10 or more units. The annual plan is $144 a year at any size, which is $1.20 per unit a month at 10 units and less as you grow.
  • You want the lowest tenant ACH fee among these apps. RentRedi's $1 is half of TurboTenant's and Innago's $2.
  • You want monthly billing. RentRedi's $29.95 month-to-month plan has no long commitment; TurboTenant's paid plans are annual only.

Check one thing first: Schedule E support is disputed. RentRedi's comparison page lists Schedule E reporting, while Avail's comparison says RentRedi needs REI Hub for it, so confirm in a demo if you need it.
