Rentec Direct and DoorLoop are both full property management platforms with accounting, rent collection, screening, maintenance and portals. The big difference is the entry price: Rentec starts at $25 a month flat or $50 a month on its per-unit plans, while DoorLoop One has a $239 monthly minimum on month-to-month billing.
Short answer: For a small landlord, Rentec Direct costs far less: $25 a month flat for up to 10 properties on Starter, or $2 per unit with a $50 minimum on Pro, and Schedule E is in every edition. DoorLoop One costs at least $239 a month month to month ($199 on yearly billing) and adds unlimited users and eSignatures.
Best for:
- Best for 1–10 units on a budget: Rentec Direct Starter, because it's a flat $25 a month.
- Best for growing self-managers who want Schedule E: Rentec Direct Pro, because Schedule E is in every edition and Pro has no unit cap.
- Best for teams that want unlimited users and eSignatures built in: DoorLoop One, because both are in its base plan.
- Best for managers paying out owners: either Rentec PM or DoorLoop One, depending on budget and the tools you need.
We haven't used Rentec Direct or DoorLoop with our own rentals; this comparison is based on their public pricing, feature and help pages checked Oct 2026.

Yearly cost by portfolio size
Subscription only, before payment and screening fees.
| Units | Rentec Starter | Rentec Pro, monthly | Rentec Pro, annual | DoorLoop One, monthly | DoorLoop One, yearly |
|---|---|---|---|---|---|
| 10 | $300 | $600 | $540 | $2,868 | $2,388 |
| 25 | n/a | $600 | $540 | $2,868 | $2,388 |
| 50 | n/a | $1,200 | $1,080 | $2,868 | $2,388 |
| 100 | n/a | $2,400 | $2,160 | $3,600 | $3,000 |
How we got these: each plan is the larger of its minimum or its per-unit rate × units, times 12. Rentec's annual figures use its 10% discount. Starter stops at 10 properties. Rentec PM would be $600, $750, $1,500 and $3,000 a year at the same sizes, month to month.
DoorLoop's minimum covers up to about 80 units on One, so its price is flat for most small portfolios. Rentec Pro stays below DoorLoop One at every size in this table, on either billing option.
Payment and screening fees
| Fee | Rentec Starter | Rentec Pro / PM | DoorLoop One | DoorLoop Connect / Multiply |
|---|---|---|---|---|
| Incoming tenant ACH | $2.00 | 1 free per property per month, then $0.50 | $1.50 | Free |
| Cards | 3.50% | 2.95% (Amex 3.50%) | Accepted; fee not shown | Same |
| Screening | $14.95 / $20.95 / $29.45 | $10 / $13 / $18 | $35 | $35 |
Rentec's three screening tiers are Basic, Enhanced (adds an eviction search) and Premium (adds a TransUnion credit report and score). DoorLoop's pricing page shows a single $35 screening price and doesn't say who pays it.
Rentec's free ACH is per property, not per unit. A landlord with single-family homes and one ACH rent payment per home each month would pay nothing per payment on Pro; a multi-unit building pays $0.50 for each extra payment. DoorLoop One charges $1.50 each, so 10 units paying by ACH is $180 a year, unless you use its option to add a convenience fee that tenants pay.
Features compared
Every Rentec Direct edition includes property and tenant accounting with Schedule E reports, online rent payments, a tenant portal, vacancy advertising, online applications, maintenance tracking, mobile inspections, Dropbox Sign integration for e-signatures, automated late fees and rent increases, and a mobile app. Starter is capped at 10 properties, 10 tenants and 3 users.
Rentec Pro adds unlimited properties and users, a property-management website, 1099 e-filing, PayNearMe cash payments, bank and QuickBooks sync, and API access. PM adds trust accounting, an owner portal and ACH owner payouts.
DoorLoop One lists owner statements, distributions and 1099 forms, live bank sync, budgeting, QuickBooks Online sync, maintenance with a vendor portal, tenant and owner portals, listings, applications, a prospect CRM, showing scheduling, unlimited eSignatures, unlimited users and full API access. Its pricing page doesn't name a Schedule E report.
The practical differences:
- Schedule E: named in every Rentec edition; not named on DoorLoop's pricing page.
- E-signatures: Rentec uses a Dropbox Sign integration; DoorLoop lists unlimited eSignatures in One.
- Users: Starter has 3; Rentec Pro and DoorLoop both list unlimited.
- Owner tools: Rentec puts them in PM; DoorLoop puts them in One.
Which should you pick?
- You own up to 10 properties: Rentec Starter at $25 a month is the cheapest full-featured option here.
- You own more and self-manage: Rentec Pro, which stays below DoorLoop One's price up to 100 units in our table.
- You manage for owners and want CRM, showings and unlimited eSignatures in one subscription: DoorLoop One, if the $239 monthly minimum fits.
- You're also weighing Buildium: see Rentec Direct vs Buildium and DoorLoop vs Buildium.
One catch on Rentec: once you upgrade to Pro or PM, you can't downgrade back to Starter.
