We haven't used DoorLoop with our own rentals; this review is based on DoorLoop's public pricing, feature and help pages checked Oct 2026.

DoorLoop is a full property management platform priced for portfolios, not single rentals. Its base plan, One, already includes owner accounting, portals, leasing tools, unlimited users and API access. The catch for small landlords is the monthly minimum: $239 month to month, or $199 on yearly billing, whatever your unit count.

Short answer: DoorLoop is worth it for managers with roughly 50–80 or more units, or anyone managing for owners who needs statements and distributions. Below that, the $239 monthly minimum ($199 billed yearly) buys features most small landlords won't use. Its AI receptionist and maintenance agents start on the pricier Connect and Multiply plans.

Best for:

  • Best for managers with 80+ units: DoorLoop One, because its per-unit rate only rises above the minimum at about 80 units.
  • Best for managing for other owners: DoorLoop One, because owner statements, distributions and an owner portal are in the base plan.
  • Best for teams that answer tenants around the clock: DoorLoop Connect, because it adds the Receptionist Agent.
  • Best for 1–20 self-managed units: not DoorLoop; see the alternatives below.

DoorLoop at a glance

In short: One costs $3.00 per unit a month ($239 minimum) month to month, or $2.50 ($199 minimum) on yearly billing; Connect and Multiply cost more. Every rate, fee and cost-by-size example is in our DoorLoop pricing guide.

What DoorLoop does, by area

DoorLoop's pricing page lists these features in the base One plan:

  • Accounting: bookkeeping, owner statements, distributions, and 1099-NEC and 1099-MISC forms, plus QuickBooks Online sync.
  • Leasing: listings, rental applications, screening, a prospect CRM and showing scheduling.
  • Leases: unlimited eSignatures and templates.
  • Maintenance: work orders and a vendor portal.
  • Portals: separate tenant and owner portals.
  • Team and data: unlimited users, unlimited document storage and full API access.
  • Setup: one-on-one virtual onboarding.

Payments. Tenants can pay by ACH, card, check, or cash at Western Union. Outgoing payments to vendors and owners are free on every plan. Incoming ACH costs $1.50 per payment on One and is free on Connect and Multiply. DoorLoop also lists an option to pass payment fees to tenants as a convenience fee.

AI agents. Connect adds the Receptionist Agent, which DoorLoop says answers tenant texts, calls and portal messages around the clock using your leases, ledger and policies, with rules for what reaches you. Multiply adds a Maintenance Ops Agent and a Lease Renewals Agent. A Rent Collection Agent and a Prospect Agent are marked "Coming Soon."

Plan history. DoorLoop's FAQ says One, Connect and Multiply replaced the old Starter, Pro and Premium plans. Everything from Premium is now in One, and existing customers can keep their current plan and price.

Who DoorLoop fits

  • Property managers with owner clients. Owner statements, distributions, an owner portal and 1099s are in the base plan, so you don't need to upgrade for them.
  • Portfolios near or above 80 units. At $3.00 per unit month to month ($2.50 billed yearly), One's cost passes its $239 floor ($199 billed yearly) at about 80 units, so you stop paying for empty capacity.
  • Teams. Unlimited users on every plan means adding a leasing agent or bookkeeper doesn't raise the bill.
  • Owners who keep their books in QuickBooks Online. One includes QuickBooks Online sync.
  • Managers whose tenants mostly pay by ACH. On Connect, incoming ACH is free. At about 70 units with all-ACH tenants, One plus ACH fees costs $344 a month month to month against Connect's $359. On yearly billing it's $304 against $299, so Connect costs about the same, if you absorb those fees.

Who it doesn't fit

  • Landlords with 1–20 units who self-manage. At 10 units, One costs $239 a month month to month, or $199 on yearly billing, which works out to $23.90 or $19.90 per unit. Cheaper tools cover rent collection and books for those portfolios.
  • Anyone who needs a free trial before paying. We didn't find a free plan or free trial on DoorLoop's pricing page; it offers demos.
  • Buyers who want the Rent Collection or Prospect agents now. Both are listed as "Coming Soon."

Gaps and open questions

Things DoorLoop's pricing page doesn't state, which you should ask sales about:

  • Card fees. Cards are accepted, but the page doesn't show the card processing percentage.
  • Who pays for screening. The $35 screening fee is listed without saying whether the landlord or the applicant pays it.
  • Above-100 pricing. One drops to $1.80 per unit monthly ($1.50 yearly) above 100 units. Connect and Multiply have no published above-100 rate.
  • Which plans include fee pass-through. The page lists the option without tying it to a plan.
  • Old-plan customers. If you're on Starter, Pro or Premium, compare your current invoice before you switch.

Our take, based on public information

DoorLoop publishes a clear price formula and puts a lot into its base plan: owner accounting, unlimited users and API access aren't upsells. That makes it a reasonable shortlist pick for growing management companies. For an independent landlord with a handful of units, the minimum is the deciding factor, and at that size DoorLoop costs several times what simpler tools charge.

How we checked

On October 28, 2026, we read DoorLoop's pricing page, including its monthly and yearly plan toggle, its plan comparison table and its FAQ on the plan change. Feature lists above come from that page. The per-unit figures at 10 units are our own math using the published minimums. Prices for Buildium, Rentec Direct, Hemlane and AppFolio come from their own pricing pages, checked the same week. We don't publish star ratings, and DoorLoop doesn't pay us for this page.

FAQ

Does DoorLoop have a free trial?

We didn't find a free plan or free trial on DoorLoop's pricing page. It offers demos, so ask about a trial when you contact sales.

What are DoorLoop's AI agents?

Connect adds a Receptionist Agent that answers tenant texts, calls and portal messages. Multiply adds Maintenance Ops and Lease Renewals agents, and DoorLoop marks Rent Collection and Prospect agents as "Coming Soon."

Does DoorLoop work with QuickBooks?

Yes. DoorLoop's pricing page lists QuickBooks Online sync in the base One plan, alongside its own rental accounting.
