Rentec Direct is property management software built around accounting. Every edition includes property and tenant ledgers and Schedule E reports, and the PM edition adds trust accounting for managers who hold other owners' money. It's an older, self-funded company, and its pricing starts at a flat $25 a month.
Short answer: Rentec Direct is a legitimate, long-running company: it says it was founded in 2007, is based in Grants Pass, Oregon, and serves over 16,000 landlords and managers. It fits landlords who want real accounting and Schedule E from $25 a month, and managers who need trust accounting. It has no free plan, only a two-week trial.
Best for:
- Best for 1–10 properties that want full accounting: Rentec Starter, because it's a flat $25 a month with Schedule E reports.
- Best for landlords whose tenants pay by ACH: Rentec Pro, because one incoming ACH per active property each month is free.
- Best for managers who hold owners' money: Rentec PM, because it adds trust accounting, an owner portal and owner ACH payments.
- Best for a $0 budget: not Rentec; see the free alternatives below.
Rentec Direct at a glance
In short: Starter is $25 a month flat for up to 10 properties; Pro and PM are $2 and $2.50 per unit with a $50 monthly minimum, 10% less on annual billing. Every rate, fee and worked example is in our Rentec Direct pricing guide.
| Tool | Starting price (as checked) | Free plan | Key fees | Best for |
|---|---|---|---|---|
| Rentec Direct Starter | $25/mo flat (up to 10 properties and 10 tenants) | No (two-week trial) | Incoming ACH $2; cards 3.50%; screening $14.95–$29.45 | Small portfolios that want full books |
| Rentec Direct Pro | $50/mo minimum monthly ($2/unit); 10% off billed annually | No (two-week trial) | 1 free incoming ACH per property a month, then $0.50; cards 2.95%; screening $10–$18 | Landlords and investors, no unit cap |
| Rentec Direct PM | $50/mo minimum monthly ($2.50/unit); 10% off billed annually | No (two-week trial) | Same as Pro | Managers who need trust accounting |

What Rentec Direct does, by edition
Every edition lists property and tenant accounting with Schedule E reports, online rent payments and a tenant portal, vacancy advertising and online applications, maintenance tracking and mobile inspections, e-signatures through Dropbox Sign, automated rent increases and late fees, and a mobile app.
Starter caps you at 10 properties, 10 tenants, 1 ACH deposit account and 3 user accounts.
Pro removes those caps and adds a property-management website, 1099 e-filing, cash payments through PayNearMe, automatic bank sync, QuickBooks sync, API access and Zapier integrations.
PM adds trust accounting, an owner portal, owner payments by ACH, and marketing and maintenance manager roles.
Screening is sold per report in three packages: Basic (criminal, sex offender and SSN check), Enhanced (adds eviction search) and Premium (adds a TransUnion credit report and score). Prices run $14.95–$29.45 on Starter and $10–$18 on Pro and PM.
Who Rentec Direct fits
- Landlords who care about the books. Ledger accounting and Schedule E come in every edition, including the $25 Starter plan.
- Growing landlords with ACH-paying tenants. On Pro, the first incoming ACH per active property each month is free, which can offset the higher price. At 10 units, Starter with $2 ACH fees you absorb and Pro on annual billing both come to about $45 a month.
- Small and mid-size property managers. PM's trust accounting and owner portal cover managing for other owners.
- Anyone who wants US-based phone support during Pacific business hours.
Who it doesn't fit
- Landlords who want a free plan. There's only a two-week trial. Free tools such as TurboTenant, Innago and Avail cost $0 for landlords.
- Landlords who want to try Pro and step back down. Rentec's FAQ says accounts upgraded to Pro or PM can't be downgraded to Starter.
- Anyone who wants cash payments on a small budget. PayNearMe needs Pro or PM, a one-time $200 setup fee and a minimum of 10 payments a month.
Gaps and open questions
- Per-unit rates aren't printed as text. Pro's $2 and PM's $2.50 per unit appear only in the pricing calculator.
- Who pays the Starter ACH fee. The pricing page doesn't say whether the $2 incoming ACH fee is charged to you or the tenant.
- Company claims. User counts, unit counts and the "debt-free" status come from Rentec's own About page.

Our take, based on public information
Rentec Direct publishes its prices, fees and screening costs, and it puts Schedule E reports in its cheapest edition, which many competitors don't. For a landlord with up to 10 properties who wants real bookkeeping, Starter at $25 a month is a sensible shortlist pick. If you mainly need listings and rent collection, a free app costs less.
How we checked
On October 28, 2026, we read Rentec Direct's pricing page, including its edition comparison table, fee tables, FAQ and pricing calculator, and on October 29, 2026, we reread the pricing page and read its About page and company FAQ. Prices for TurboTenant, Hemlane, Buildium and DoorLoop come from their own pricing pages, checked October 28. We don't publish star ratings, and Rentec Direct doesn't pay us for this page.
