  • Best for low tenant fees with Schedule E: TurboTenant Pro, because it typically waives the tenant ACH fee.
  • Best for paying month to month: Landlord Studio Pro, because TurboTenant sells only yearly plans.

How we got these:

  • Landlord Studio monthly: ($15 + $1.20 × units over 3) × 12.
  • Landlord Studio yearly: $144 plus the extra units. Its plan table shows $1.20 per extra unit, but its price calculator uses $1 for yearly plans, so we show both ends.
  • TurboTenant Pro: its yearly price for the unit band.

At 1–3 units, Landlord Studio Pro costs less either way. Against Landlord Studio's monthly price, TurboTenant Pro is cheaper from 5 units. Against its yearly price, TurboTenant Pro is cheaper from about 7–8 units, depending on the per-unit rate. TurboTenant Pro also typically waives the $2 tenant ACH fee.

Landlord Studio's screening help article says $45 or $55 "subject to your subscription plan" without saying which plan gets which, and it's dated October 2024. It's paid by the applicant, except in New York, where the landlord must pay. TurboTenant lets you cover the ACH or screening fee if you prefer.

If you absorb ACH fees for 5 tenants, Landlord Studio costs you $150 a year and TurboTenant Free or Essentials $120. On TurboTenant Pro, the fee is typically waived.
