Landlord Studio has a free plan and two paid plans. Go is free for up to 3 units. Pro costs $15 a month and Pro Plus $35 a month. Both paid plans include 3 units and add $1.20 a month for each extra unit. Paying yearly costs $144 for Pro or $336 for Pro Plus, which works out to $12 and $28 a month.
Most small landlords choose between Go and Pro. Pro adds the parts that save time at tax season: bank feeds, AI-assisted bookkeeping, Schedule E and other tax reports, CSV export and Xero sync.
Best for: landlords with 1–25 units who want rental bookkeeping and Schedule E reports in the same app as listings, screening and rent collection, and who don't mind per-unit pricing above 3 units.
Everything below comes from Landlord Studio's US pricing page and help center, checked October 28, 2026. We haven't used Landlord Studio with our own rentals.
Landlord Studio plans and prices
| Plan | Monthly billing | Yearly billing | Units included | Users | Documents |
|---|---|---|---|---|---|
| Go | Free | Free | 3 (hard cap) | 1 | 10 |
| Pro | $15/mo + $1.20 per unit over 3 | $144/yr (about $12/mo) | 3, then per unit | 3 | 250 |
| Pro Plus | $35/mo + $1.20 per unit over 3 | $336/yr (about $28/mo) | 3, then per unit | 10 | Unlimited |
The pricing page says yearly billing saves "up to 20%". Pro comes with a 14-day free trial, and the FAQ says no credit card is required. After the trial, you can drop back to Go without losing your data. You can cancel or downgrade at any time.
One gap: the plan table only shows the $1.20 per extra unit on monthly billing. The page's own price calculator is configured at $1 per extra unit a month for yearly plans. Check the figure at checkout if you have more than 3 units.

What each plan includes
Go (free)
- 3 units only and a single user
- Listings with syndication, online applications and tenant screening (paid per report)
- Online rent collection, including deposits, partial payments, automatic late fees and reminders
- Manual income and expense tracking, a mileage tracker and a receipt scanner
- Tenant portal and maintenance requests
- Basic reports, exported as PDF only
- 10 stored documents and 48-hour listing review
Pro
Pro has everything in Go, plus:
- AI-assisted bookkeeping, 5 bank feed accounts and 25 automated bank rules
- Advanced reports (20+), including Schedule E, with CSV export
- Xero integration
- Automated rent and lease-expiry reminders, 20 recurring reminders and custom email templates
- 3 custom screening questions per listing and 24-hour listing review
- 3 users, 250 documents and priority support
Pro Plus
Pro Plus has everything in Pro, plus:
- 20 bank feed accounts, 250 bank rules and unlimited recurring expenses
- 10 users and unlimited documents
- 10 screening questions per listing and 12-hour listing review
- A dedicated account manager
For one landlord with a few units, the jump from Pro to Pro Plus mostly buys more users, more bank feeds and support. Most owners with 1–10 units won't need it.
What Landlord Studio costs at your size
Monthly billing, using $15 or $35 plus $1.20 for each unit over 3:
| Units | Go | Pro (monthly) | Pro Plus (monthly) | Pro per unit |
|---|---|---|---|---|
| 1 | $0 | $15.00 | $35.00 | $15.00 |
| 3 | $0 | $15.00 | $35.00 | $5.00 |
| 5 | Not available | $17.40 | $37.40 | $3.48 |
| 10 | Not available | $23.40 | $43.40 | $2.34 |
| 25 | Not available | $41.40 | $61.40 | $1.66 |
On yearly billing, Pro is $144 a year for up to 3 units. Using the calculator's $1 a month per extra unit, that's about $228 a year at 10 units and $408 at 25. These figures are our arithmetic. Confirm the extra-unit rate before you buy.
Per-unit cost falls quickly, because the base price covers 3 units. For a single unit, Landlord Studio's free Go plan or a flat-priced tool usually costs less than Pro.
Fees on top of the subscription
These fees are the same on every plan, per Landlord Studio's rent collection FAQ:
- ACH rent payments: $2.50 per payment. You can pay it yourself, in which case it's deducted from the rent and logged as an expense, or pass it to the tenant.
- Card payments: 3.49%, paid by the tenant, if you turn card payments on.
- Payout time: 3–5 working days on average.
- Tenant screening: $45 or $55 per report "subject to your subscription plan," paid by you or the applicant, per its screening help article (dated Oct 2024). The article doesn't say which plan gets which price. In New York the landlord must pay, and New York reports don't include eviction history.
On 5 units where every tenant pays by ACH, the $2.50 fee adds up to $150 a year, whoever pays it. That's more than the Pro subscription itself at that size.
Is Pro worth it?
Pro makes sense if you:
- Have more than 3 units (Go stops at 3)
- Want bank feeds instead of typing in every expense
- Need a Schedule E report or CSV export for your accountant
- Use Xero
Stay on Go if you have 3 units or fewer and are happy to enter transactions by hand and export PDF reports.
Compare before you pay:
- Stessa covers unlimited properties at one price. Its Manage plan, which adds Schedule E, is $12 a month billed yearly, so it costs less than Landlord Studio Pro from 4 units up. See Landlord Studio vs Stessa.
- RentRedi is a flat $12 a month billed yearly for unlimited units. Its tenant ACH fee is $1. See RentRedi pricing.
- Baselane Core is free and includes Schedule E reports. It is built around Baselane's banking, so it suits you only if you'll move rent into its accounts.
Baselane is a financial technology company and is not an FDIC-insured bank.
How we checked
On October 28, 2026, we read Landlord Studio's US pricing page, including its plan comparison table, FAQ and the settings of its price calculator. We also read its help-center articles on rent collection fees and tenant screening. The cost table is our arithmetic from the published base prices and the $1.20 per-unit charge. We haven't used Landlord Studio with our own rentals. Landlord Studio runs an affiliate program, which played no part in this page. Prices change, so check the pricing page before you sign up.
