Landlord Studio is a landlord app built around rental bookkeeping and tax reports, with listings, screening, rent collection and maintenance in the same place. It's sold in the US, UK, Canada, Australia and New Zealand.

We haven't used Landlord Studio with our own rentals; this review is based on Landlord Studio's public pricing, feature and help pages checked Oct 2026.

Short answer: Landlord Studio suits landlords with roughly 1–25 units who want bookkeeping, Schedule E and Xero sync in the same app as listings and rent collection. Go is free for up to 3 units. Pro costs $15 a month month to month plus $1.20 per unit over 3. Above a few units, flat-priced rivals can cost less.

Best for:

  • Best for 1–3 units wanting free basics: Go, because listings, rent collection and expense tracking are free up to 3 units.
  • Best for landlords whose accountant uses Xero: Pro, because Xero integration is listed on Pro and Pro Plus.
  • Best for choosing who pays the ACH fee: any plan, because you decide whether you or the tenant pays the $2.50.

Price in brief

Go is free but capped at 3 units, 1 user and 10 stored documents. Pro is $15 a month month to month for 3 units, plus $1.20 for each extra unit. At 10 units that's $23.40 a month, and at 25 units it's $41.40. Yearly billing saves "up to 20%." The full breakdown, including a cost table by unit count and the yearly per-unit gap below, is in our Landlord Studio pricing guide.

What Landlord Studio does, by area

  • Bookkeeping: Go has manual income and expense tracking, a mileage tracker and a receipt scanner. Pro adds AI-assisted bookkeeping, 5 bank-feed accounts and 25 bank rules. Pro Plus raises that to 20 feeds and 250 rules.
  • Reports and taxes: Go has basic reports exported as PDF. Pro adds 20+ advanced reports with CSV export, including Schedule E.
  • Accounting integration: Pro and Pro Plus list Xero integration.
  • Leasing: listings with syndication, online applications and tenant screening on every plan. Listing review takes 48 hours on Go, 24 hours on Pro and 12 hours on Pro Plus.
  • Rent collection: online rent, deposits, partial payments, automatic late fees and reminders on every plan.
  • Tenants and maintenance: a tenant portal and maintenance requests on every plan. Pro adds automated rent and lease-expiry reminders.
  • Team: 1 user on Go, 3 on Pro and 10 on Pro Plus, which also adds a dedicated account manager.

Fees tenants and landlords pay

  • ACH: $2.50 per payment, and you choose whether you or the tenant pays.
  • Card: 3.49%, paid by the tenant.
  • Payout time: about 3–5 working days for ACH, per Landlord Studio's rent collection FAQ.
  • Screening: $45 or $55 per report, "subject to your subscription plan," per a help article dated October 2024. It's paid by the applicant, except in New York, where the landlord must pay.

The subscription is the small part for many landlords. If you absorb the ACH fee for 10 tenants, that's $25 a month, more than Pro itself at 10 units.

Who Landlord Studio fits

  • Small landlords who do their own books and want bank feeds, receipt scanning and Schedule E without a separate accounting app.
  • Landlords who work with a Xero accountant.
  • Owners with 1–3 units who are happy with manual tracking on Go and want listings and rent collection for free.
  • Landlords outside the US. Landlord Studio is sold in the UK, Canada, Australia and New Zealand too. Make sure you're on the right country's pricing page, because it sometimes shows UK prices (£).

Who it doesn't fit

  • Landlords with more than about 5 units who want Schedule E at the lowest price. Stessa Manage is $15 a month (month to month) for unlimited properties. Landlord Studio Pro matches that only up to 3 units.
  • Landlords who want tenants to pay little or nothing by ACH. $2.50 is higher than RentRedi's $1 and Stessa's $0 into its own cash account.
  • Property managers with owner clients. Landlord Studio's pricing page doesn't list owner statements or owner distributions. For owner statements and distributions, look at DoorLoop or Buildium.

Gaps and open questions

  • The yearly per-unit rate. The plan table shows $1.20 per extra unit on monthly billing. The page's price calculator uses $1 per extra unit for yearly plans. At 10 units on yearly Pro, that's about $228 a year at $1 or $244.80 at $1.20. Check at checkout.
  • Screening price by plan. The help article says $45 or $55 "subject to your subscription plan" without saying which plan gets which, and it's dated 2024.
  • Go's 3-unit cap is hard. A fourth unit means paying for Pro.
  • Bank feeds are capped. Pro includes 5 bank-feed accounts. If you have more accounts, you need Pro Plus.

Our take, based on public information

Landlord Studio's plans are clear, its free plan is useful for 1–3 units, and Pro puts bank feeds, Schedule E and Xero in an app that also handles listings and rent. The trade-off is per-unit pricing: from about 4 units up, Stessa's flat Manage plan costs less for Schedule E. Try Pro's 14-day trial (no card needed) before you commit, and confirm the yearly per-unit price at checkout.

How we checked

On October 28, 2026, we read Landlord Studio's US pricing page (https://www.landlordstudio.com/pricing), including its plan table, FAQ and price calculator settings. We also read its help articles on online rent collection fees and US tenant screening. The cost figures are our own math from the published prices. Landlord Studio runs an affiliate program, which played no part in this page, and we don't rank by commission.
