DealCheck vs AirDNA (2026): Underwriting Calculator or STR Market Data

Short answer: DealCheck underwrites a specific address—cash flow, BRRRR, flips and returns—from a free 15-property Starter or Plus/Pro at $14/$29 monthly ($10/$20 billed yearly). AirDNA sizes STR markets and revenue with Free plus Market Research at $125/month or $400/year, and Adapt at $20/listing. They solve different jobs; many investors use both.
Best for:
- Best for underwriting one deal's purchase, rehab and returns: DealCheck, especially Starter at $0 for up to 15 saved properties.
- Best for STR market occupancy, ADR and address-level revenue estimates: AirDNA Free for a first look, then Market Research when you need full comps and history.
- Best for nightly pricing after you buy an STR: AirDNA Adapt at $20 per synced listing/month (or see AirDNA vs PriceLabs).
- Best for long-term rentals, flips or BRRRRs with no Airbnb thesis: DealCheck alone; AirDNA will not model traditional lease cash flow the way DealCheck does.
We haven't used DealCheck or AirDNA on our own acquisitions. This comparison is based on each vendor's public pricing and product pages plus Lister's Nov 5, 2026 catalog facts. We don't publish star ratings.

Prices at a glance
| Tool | Starting price (as checked) | Free plan | Key fees | Best for |
|---|---|---|---|---|
| DealCheck | Plus $14/mo month-to-month; $10/mo billed yearly | Starter $0 — up to 15 saved properties | Pro $29/mo monthly or $20/mo billed yearly; 14-day paid-plan trial; no analysis fees listed | Address-level deal analysis (rentals, BRRRR, flips, multifamily) |
| AirDNA | Market Research $125/mo; $400/yr (~$34/mo shown) | Free forever — limited Rentalizer and Market Insights | Adapt $20/listing/month (30-day trial); Property Manager custom (6+) | STR market research, revenue estimates, optional Adapt pricing |
DealCheck's pricing page defaults to yearly billing, so $10 and $20 appear first; monthly is $14 and $29. AirDNA's Market Research annual path is a real $400 charge with a displayed ~$34/month equivalent. Full DealCheck plan math: DealCheck pricing. Adapt vs PriceLabs: AirDNA vs PriceLabs.
How the products differ
DealCheck is a deal-analysis calculator. You enter or import a property, set purchase price, financing, rehab and operating assumptions, then get cash flow, NOI, cap rate, cash-on-cash, ROI, IRR and related metrics. Vendor pages cover rentals (including Airbnb-style scenarios), house flips, BRRRR, wholesaling and multifamily/commercial rent rolls. Sales and rental comps, side-by-side comparison and shareable PDF/interactive reports sit in the same workflow. It is not rent collection, leasing or day-to-day property management.
AirDNA is short-term rental market data. Free and Market Research center on Rentalizer revenue estimates, market insights across 120,000+ markets, comparable sets, historical performance and (on paid Market Research) future demand and property performance views. Adapt is a separate dynamic-pricing product at $20 per synced listing per month—it is not a substitute for DealCheck's purchase/rehab underwriting stack.
Honest split for small investors: use AirDNA (often Free, then Market Research) to decide whether an STR market or address can support the rent story; use DealCheck to stress-test purchase price, loan terms, rehab and returns—including long-term rental paths AirDNA is not built to replace. Stacking both is common; picking one depends on whether your bottleneck is market demand data or deal math.

Free plans, trials and billing traps
DealCheck Starter is free forever for up to 15 concurrent saved properties, with no credit card required on the free signup path DealCheck describes. Hit the cap and delete old deals or upgrade. Plus and Pro include a 14-day free trial; DealCheck says you can cancel during the trial without being charged. Confirm at checkout whether the paid trial itself requires a card.
AirDNA Free is free forever with no card for limited Rentalizer and Market Insights, plus browsing for-sale STR estimates. Market Research has no separate timed trial because Free already exposes key metrics. Adapt includes a 30-day free trial; AirDNA's help-style FAQ on pricing says connecting and reviewing rates can precede billing, with the trial tied to Adapt usage—confirm the current trial start trigger on AirDNA's Adapt pages before you sync live rates.
Billing traps to watch:
- DealCheck yearly toggle → $10/$20 look cheaper than the true monthly $14/$29.
- AirDNA Market Research yearly → $400/year, not a $34 cash charge each month.
- AirDNA Adapt is per listing, so five synced listings are about $100/month before tax, separate from Market Research.
Which should you choose?
- You already know the address and need go/no-go numbers (LTR, flip or BRRRR): start with DealCheck Starter; upgrade only when you need more than 15 saved deals or Pro reporting.
- You are shopping STR markets or validating Airbnb revenue before you underwrite: start with AirDNA Free; buy Market Research when limited Rentalizer/comps block a decision.
- You run live STR calendars and need nightly rates: Adapt (or PriceLabs)—not DealCheck.
- You want both market proof and full deal math on an STR acquisition: AirDNA for demand/revenue, DealCheck for purchase/rehab/financing returns. Budget them as two line items.
- You need leases, rent collection or Schedule E after closing: neither product replaces Innago, DoorLoop, Baselane or Stessa.

How we checked
On November 5, 2026 we read DealCheck's pricing page (https://dealcheck.io/pricing/), including the yearly/monthly toggle and plan limits, and AirDNA's pricing page (https://www.airdna.co/pricing) for Free, Market Research, Adapt and Property Manager. Catalog records dealcheck and airdna were verified the same day (Lister facts for DealCheck; AirDNA pricing rechecked on the vendor page). FAQ
Is DealCheck or AirDNA better for analyzing a rental deal?
DealCheck is better when you need purchase, financing, rehab and return metrics on a specific property, including long-term rentals and flips. AirDNA is better when the open question is short-term rental demand, occupancy and revenue for a market or address. Many investors run AirDNA first on STR deals, then finish underwriting in DealCheck.
How much do DealCheck and AirDNA cost?
DealCheck Starter is $0 (15 saved properties); Plus is $14/month monthly or $10/month billed yearly; Pro is $29 or $20 billed yearly. AirDNA Free is $0; Market Research is $125/month or $400/year; Adapt is $20 per listing per month. Confirm both vendors at checkout because toggles and annual equivalents are easy to misread.
Can DealCheck replace AirDNA for Airbnb investing?
No. DealCheck can model Airbnb-style cash-flow assumptions you enter, but it is not AirDNA-depth market research with occupancy, ADR history, customizable Rentalizer comps and future demand. For STR market validation, use AirDNA (or similar); use DealCheck to underwrite the buy.
Can AirDNA replace DealCheck for BRRRR or fix-and-flip deals?
No. AirDNA focuses on short-term rental data and optional Adapt pricing. BRRRR, flip profit, multifamily rent rolls and creative financing scenarios are DealCheck's lane on the pages we checked.
Do DealCheck and AirDNA both have free plans?
DealCheck Starter is free for up to 15 saved properties with no credit card required on the free path DealCheck describes, and AirDNA Free is free forever for limited Rentalizer and Market Insights with no card. DealCheck Plus and Pro include a 14-day trial, while AirDNA Adapt includes a 30-day trial; Market Research has no timed trial because the ongoing Free tier already exposes key metrics.
