Short answer: DealCheck starts free for 15 saved properties. Plus is $14 a month month-to-month, or $10 a month when billed yearly; Pro is $29 monthly or $20 billed yearly. Paid plans include a 14-day trial. The pricing page defaults to yearly, so $10 and $20 are not the monthly rates.

Best for:

  • Best for trying deal analysis at $0: Starter, because you can keep up to 15 saved properties with no credit card required.
  • Best for a working pipeline under 50 deals: Plus at $14/month monthly, or $10/month billed yearly, for 50 saved properties plus the purchase-offer calculator.
  • Best for unlimited deals and branded reports: Pro at $29/month monthly, or $20/month billed yearly, with unlimited properties, custom comps, owner lookup and custom branding.

We haven't used DealCheck on our own acquisitions. This guide is based on DealCheck's public pricing and product pages plus Lister's Nov 5, 2026 catalog pass. We don't publish star ratings.

DealCheck is a deal-analysis tool for rentals, BRRRRs, flips, wholesaling and multifamily/commercial models—not rent collection or day-to-day property management. For STR market research and dynamic pricing, see AirDNA vs PriceLabs. For rental bookkeeping after you buy, see Stessa pricing.

The yearly toggle most reviews miss

DealCheck's pricing page ships with Pay Yearly — 3 months free! selected. With that toggle on, the cards show Plus $10/mo and Pro $20/mo as monthly equivalents billed yearly. Flip the toggle to monthly and the same cards become Plus $14/mo and Pro $29/mo.

That is why many roundups say DealCheck is "$10 a month." The accurate read, from Lister's Nov 5, 2026 check of the page and its monthly-branch script:

PlanBilled monthlyBilled yearly (shown as /mo)Approx. yearly cash out (our math)
Starter$0$0$0
Plus$14/mo$10/mo$168 vs $120
Pro$29/mo$20/mo$348 vs $240

The page markets yearly as "3 months free." We did not see a separate dollar total printed for the annual invoice—only the per-month equivalent—so confirm the charge at checkout before you commit.

What each plan includes

Limits below are concurrent saved-property caps, not lifetime counters. DealCheck's FAQ: once you hit the free limit, upgrade or delete existing deals to add more.

Starter ($0)

  • Up to 15 saved properties
  • Up to 5 property photos, 5 sales & rental comps and 5 templates
  • Core calculators and reports available on every plan (cash flow, flips, multifamily rent rolls, returns such as cap rate / cash-on-cash / IRR, comps lookup, side-by-side comparison, cloud sync on web, iOS and Android)

Plus ($14/mo monthly or $10/mo billed yearly)

  • Up to 50 saved properties
  • Up to 15 photos, 10 comps and 10 templates
  • Investment potential insights, unlocked purchase criteria and the purchase-offer calculator

Pro ($29/mo monthly or $20/mo billed yearly)

  • Unlimited saved properties, photos, comps and templates
  • Customize sales & rental comps, property owner lookup and property reports with custom branding

Grayed-out rows on the pricing cards are not included on lower tiers—even though the same bullet text appears under every column. Feature gates above follow Lister's HTML check of unavailable classes, not a raw text scrape of every bullet.

Free plan, trial and billing flexibility

Starter is free forever for up to 15 saved properties, with no credit card required for that free signup path. Plus and Pro each start with a 14-day free trial; DealCheck says you can cancel during the trial without being charged. Whether the paid trial itself requires a card is not stated clearly on the pricing FAQ we checked—confirm at signup.

You can switch plans or cancel whenever you want, per the same FAQ. That makes month-to-month Plus or Pro a reasonable way to stress-test the tool on live deals before locking yearly billing.

Which plan should you pick?

  • You analyze a handful of deals at a time: stay on Starter and delete old properties as you go.
  • You keep a pipeline of offers and want the purchase-offer calculator: Plus, preferably monthly for the first month or two, then yearly if you keep using it.
  • You send client-facing PDFs, edit comps heavily or need owner lookup: Pro.
  • You mainly need neighborhood or Airbnb market heatmaps: DealCheck is not that product—start with AirDNA or PriceLabs research tools, then underwrite the address in DealCheck.
  • You already own properties and need books/Schedule E: look at Stessa or Baselane, not DealCheck alone.

How we checked

On November 5, 2026, we read DealCheck's pricing page (https://dealcheck.io/pricing/), including the yearly/monthly toggle behavior, plan limits, feature gates and FAQ, plus the public affiliates page for program context. Catalog record dealcheck was verified the same day. Yearly cash-out totals in the table are our arithmetic from the published monthly equivalents. We did not start a paid trial, submit a card or run a hands-on analysis. We don't publish star ratings.

FAQ

Is DealCheck free?

Yes. Starter is $0 for up to 15 saved properties at a time, with no credit card required on the free signup path DealCheck describes. Delete old deals to free slots, or upgrade when you need more capacity.

Is DealCheck $10 or $14 a month?

Plus is $14 a month when billed monthly and $10 a month when billed yearly. Pro is $29 monthly or $20 billed yearly. The pricing page defaults to the yearly toggle, which is why $10 and $20 appear first.

Does DealCheck have a free trial?

Paid Plus and Pro plans include a 14-day free trial, and DealCheck says you can cancel during the trial without being charged. Starter itself is free ongoing, separate from that trial.

What is the DealCheck free-plan property limit?

Starter allows up to 15 saved properties at any given time. It is a concurrent cap: upgrade or delete existing deals to add more once you hit 15.

Is DealCheck property management software?

No. DealCheck models purchase, financing, rehab and return metrics for deals you are evaluating. It is not a rent-collection or leasing suite; use a property-management product for operations after you buy.
