Most small landlords don't need to pay for a separate e-signature tool. Zillow Rental Manager, Avail's free plan and Innago all let you send a lease for e-signing at no cost to you. TurboTenant includes unlimited e-signatures on its paid plans, starting at $149 a year.

Pay for a standalone tool only in these cases:

  • You want a state-specific lease written for you: ezLandlordForms, eForms or LeaseRunner.
  • You sign many non-lease documents: DocuSign.

All prices below come from each vendor's own pages, checked October 28, 2026. We haven't tested these products hands-on, and this isn't legal advice.

In the US, the federal ESIGN Act and state electronic-transaction laws (UETA) generally let a lease be signed electronically. Innago's FAQ, for example, says its e-signatures comply with the ESIGN Act. The lease itself still has to follow your state and city's landlord-tenant rules. A valid signature doesn't fix a clause that's illegal where you are. If you're unsure, have a local attorney or your landlord association review your template.

The options in detail

Free: Zillow Rental Manager, Avail and Innago

  • Zillow Rental Manager says sending and signing a lease is free. You can build one from Zillow's templates (select locations only) or upload your own. Uploads can combine up to 10 files, and up to 8 tenants can sign. Its help center says each tenant needs their own email and Zillow account to sign. That's a small hurdle, but worth knowing. https://www.zillow.com/rental-manager/
  • Avail's free Unlimited plan includes state-specific leases with e-signing. Custom and cloneable leases are on Unlimited Plus at $9 per unit per month. Visit Avail
  • Innago is free for landlords and includes built-in e-signing. You can use its templates or upload your own lease, and its FAQ says the signatures meet the ESIGN Act. Visit Innago

Any of these is enough if you only need a lease signed and the rest of your workflow is simple.

Bundled with rent collection: TurboTenant, Hemlane and Rentec Direct

  • TurboTenant puts unlimited leases, addendums and e-signatures on its Essentials plan, from $149 a year for 1–10 units. Pro adds e-sign templates. Both are billed yearly only. See TurboTenant pricing. Visit TurboTenant
  • Hemlane's free Starter plan covers listings, screening and accounting, but not e-sign. Document storage and e-sign start on Basic: a $28 monthly platform fee plus $2 per unit. Basic also has $0 ACH rent collection. State-specific leases, amendments and notices come with Essential ($28 + $20 per unit), which also adds repair coordination. Visit Hemlane
  • Rentec Direct lists electronic signatures through a Dropbox Sign integration on every edition. Starter is a flat $25 a month for up to 10 properties. Its pricing page doesn't say whether Dropbox Sign costs extra, so check before you rely on it. There's a two-week free trial. Visit Rentec Direct

Bundled with bookkeeping: Stessa

Stessa's free plan sells state lease templates for $15 each but has no e-signing. Manage includes 1 e-signature a month, and Pro includes 7. That works for a landlord who signs a few leases a year and already uses Stessa for the books. See best rental property accounting software. Visit Stessa

Lease forms services: ezLandlordForms, eForms and LeaseRunner

  • ezLandlordForms sells state-specific leases and forms. Pro Yearly is $99 ($8.25 a month). Pro Monthly is $15 a month, with the first 3 months paid upfront. Both Pro plans include rent payments and $5 off screening. A 30-day Lease & Forms pass costs $45 one time, without rent payments. Visit ezLandlordForms
  • eForms Pro is $12 a month on the annual plan (billed $144), or $49 a month on the monthly plan after a 7-day free trial. Single documents are also sold, at prices that vary. It includes a free chat with a legal expert and exports to PDF, Word or ODT. Visit eForms
  • LeaseRunner charges $43 per digital lease with e-signature, paid by the landlord. If you sign one or two leases a year, that's the simplest pay-as-you-go option. https://www.leaserunner.com/

The monthly-plan trap: eForms' monthly plan ($49) costs more in two months than its annual plan does in a year ($144). If you only need one lease, a one-time option (LeaseRunner, or ezLandlordForms' 30-day pass) usually costs less.

General e-signature: DocuSign

DocuSign Personal is $11 a month on an annual plan billed monthly, with 5 envelopes a month. Its Real Estate plan is $25 a month (annual) with 100 envelopes per user per year. Signers don't need a DocuSign account.

Watch the billing terms:

  • Annual plans can be refunded within 30 days.
  • After 30 days, an annual plan billed monthly can't be cancelled without paying the remaining balance.

DocuSign doesn't write your lease, so you'll still need a template. Visit Docusign

Which should you pick?

  • One or two units, simple needs: Zillow Rental Manager, Avail or Innago. All free.
  • You want a state-specific lease drafted for you: Avail's free state leases, ezLandlordForms or LeaseRunner.
  • You also want rent collection and maintenance in one place: TurboTenant Essentials, Innago, Hemlane Basic or Rentec Direct.
  • You sign many non-lease documents (vendor contracts, HOA forms): DocuSign Personal.

How we checked

On October 28, 2026, we read each vendor's pricing page:

We also read the Innago FAQ.

For Zillow, our fetch of its Leases FAQ failed, so the Zillow details come from search excerpts of that page and of Zillow's help center. Confirm them on Zillow before relying on them.

FAQ

Can I e-sign a lease for free?

Yes. Zillow Rental Manager, Avail's free plan and Innago all let landlords send a lease for e-signature at no charge.

Do tenants need an account to e-sign?

It depends on the tool. DocuSign signers don't need an account. Zillow's help center says each tenant needs their own email and Zillow account.

Is DocuSign worth it for a small landlord?

Usually not just for leases. Free landlord apps cover lease signing, and DocuSign doesn't supply a lease template. It's worth paying for if you sign many other documents too. Personal is $11 a month (annual) for 5 envelopes a month.

What's the cheapest way to get one state-specific lease?

Avail's free plan includes state-specific leases. To pay once and skip a subscription, LeaseRunner charges $43 per digital lease with e-signature, and ezLandlordForms sells a 30-day pass for $45.

Does an e-signed lease need a witness or notary?

We didn't research state witness or notary rules for this guide, so we can't give a general answer. Some states have special rules for certain leases, such as long-term ones. Check your state's requirements or ask a local attorney.
