Both sites sell lease agreements and other landlord forms, but they're built for different buyers. ezLandlordForms is built only for landlords. It's cheaper for a year ($99 vs $144), its state-specific leases include e-signing, and its Pro plans add online rent payments and $5 off screenings. eForms is a general legal-forms library covering leases, deeds, wills and business contracts. Its paid plans include a free chat with a legal expert.

Both have free documents. eForms lets you download blank templates without an account. ezLandlordForms has a free documents section that includes a generic lease for all states.

Best for: ezLandlordForms suits landlords who want a state-specific lease they can send for e-signature and who'd use a forms library all year. eForms suits people who need a mix of legal forms beyond renting, or just a free blank template.

All prices come from each site's own pricing page, checked October 28, 2026. We haven't used either service with our own rentals, and this isn't legal advice.

Which costs less?

It depends on how many leases you need and for how long.

One lease, once. ezLandlordForms' 30-day pass is $45 and doesn't renew. eForms sells single documents for a one-time fee, but its pricing page says only that the price "varies," so check the price on the specific lease you need. eForms' 7-day free trial gives full access too. You need a card, and the FAQ says it charges $49 a month from day 8 unless you cancel within the trial.

A year of forms. ezLandlordForms Pro Yearly is $99, and eForms Pro Annual is $144. ezLandlordForms is $45 cheaper and also includes rent payments and the screening discount.

Month to month. ezLandlordForms Pro Monthly is $15 a month, but you pay the first three months upfront ($45). eForms Pro Monthly is $49 a month. Two months of eForms monthly ($98) costs about as much as a year of ezLandlordForms ($99).

Free. Both have free templates. A free blank lease isn't tailored to your state. Check it against your state's rules before you use it. Our free lease agreement template guide lists official state and bar-association resources.

ezLandlordForms' pricing page also has a "Pricing Estimator: What do extra units cost?" section. It didn't show figures when we checked, so ask before you buy if you have many units.

What you get with ezLandlordForms

ezLandlordForms has served landlords for 19 years, according to its own page. Its Pro plans cover:

  • State-specific leases you build with a guided wizard and send for e-signature ("with ezSign")
  • A library of landlord forms: rental applications, move-in and move-out forms, tenant notices and general management documents
  • Online rent payments
  • $5 off tenant screenings
  • Info you enter once, reused across documents for all your rental units

The 30-day pass includes leases, e-sign and forms, but not rent payments or the screening discount. The free documents section has about 30 items, including a generic lease, rental applications, rent and security-deposit receipts and lead-paint disclosure forms.

What you get with eForms

eForms' paid plans give unlimited access to its whole library, which covers leases, rental applications, eviction notices, deeds, bills of sale, powers of attorney, wills and business contracts. Paid plans include:

  • Fill-and-customize editing, with export to PDF, Word or ODT
  • Regulatory updates
  • A free chat with a legal expert. Its chat window offers "Licensed Attorney" or customer service.
  • A "100% satisfaction guarantee"

Single-document buyers get lifetime access and unlimited edits to that one form, with no subscription. If you cancel a plan, you keep access until the end of the billing period, per its FAQ.

eForms' pricing page doesn't mention e-signatures. Plan to sign leases in another tool, such as a free landlord app or DocuSign. See our lease e-signature guide.

Which should you choose?

  • One state, ongoing renting: ezLandlordForms. It's cheaper by the year, its leases are state-specific with e-signing built in, and Pro adds rent payments.
  • One lease right now: compare ezLandlordForms' $45 pass, eForms' single-document price, and LeaseRunner at $43 per digital lease, as listed in our lease e-signature guide.
  • Many kinds of legal forms: eForms, since its library goes well beyond renting.
  • You already use a landlord app: check its lease tools first. TurboTenant, for example, includes leases and e-signatures on its paid plans. You may not need either site.

How we checked

On October 28, 2026, we read ezLandlordForms' pricing page and free documents library, and eForms' pricing page, FAQ and template pages. We didn't buy a plan or create a lease on either site. We haven't used either service with our own rentals. Both companies run affiliate programs, which played no part in this comparison.

FAQ

Is ezLandlordForms cheaper than eForms?

Yes, for a year: $99 vs $144. Month to month, it's $15 a month (first 3 months upfront) vs $49. For one document, compare ezLandlordForms' $45 pass with eForms' single-document price for the form you need.

Are eForms templates really free?

Blank templates are. eForms' FAQ says you can download them for free without an account using "Basic Download." Filling in and customizing a document online needs a paid plan or a single-document purchase.

Does eForms charge after the free trial?

Yes. The Pro Monthly trial lasts 7 days, and a card is required. If you don't cancel within the trial, the FAQ says you're charged $49 a month after day 7.

Can I e-sign a lease with ezLandlordForms?

Yes. Its state lease agreements are listed "with ezSign," and e-signing is part of Pro and the 30-day pass.

Are these leases legally valid in my state?

Both sites say their documents follow state law, but neither replaces a lawyer. Lease law varies by state and city, so check with a local attorney or your state's landlord-tenant resources.
