You can fill a vacancy without paying for ads. Zillow Rental Manager (Zillow, Trulia and HotPads), Apartments.com (for 1–4 units) and Zumper all take free listings, and free landlord apps such as Avail, Innago, Stessa and Hemlane's Starter plan push one listing to several sites at once. Two routes cover most small landlords:

  • List directly on rental marketplaces that accept free listings.
  • Use a landlord app that syndicates one listing to many sites at once.

Each has limits, such as listing caps or short visibility windows, and optional paid upgrades.

Best for: landlords with 1–4 units (or a few more) filling a vacancy themselves who want the most reach without paying for ads.

Everything below comes from each vendor's own pages, checked October 28, 2026. We haven't tested these services hands-on, and we can't tell you which site brings the most applicants for your market.

Notes:

  • Zillow advertising for multifamily properties with 25 or more units is handled separately.
  • Apartments.com's free and Premium packages are for properties with 1 to 4 units; 5+ unit properties go through its sales team.
  • Zumper's premium-plans page shows $50 a month next to a 10-listing label, while its tier pricing implies 5 listings at $10 each. Confirm the count before you pay.
  • On Rentberry, tenants can submit rent offers.

Landlord apps that syndicate a free listing

If you also want applications, screening and rent collection, list from a landlord app and let it push the listing out.

Which route to choose

You want Zillow traffic: list on Zillow directly, or syndicate from Stessa or Hemlane

Zillow Rental Manager is the direct route, and it includes screening, e-sign and rent payments. Stessa and Hemlane both list Zillow among their syndication sites. TurboTenant's help center says it doesn't send listings to Zillow directly.

You want the widest free reach from one form: Avail

Avail lists 19+ syndication sites at no cost. See Avail alternatives if you're weighing other all-in-one apps.

You want listings plus the rest of the rental workflow

TurboTenant, Avail and Innago all combine listings with applications, screening, leases and rent collection. Compare them in best free landlord software and Innago vs TurboTenant.

You're in Utah or the Mountain West: add Rentler

Rentler says it's strongest there. It gives one free listing, and its fees are mostly tenant-paid.

Tips before you post

  1. Post on one syndicator plus Zillow directly if your app doesn't reach Zillow, so you aren't managing five inboxes.
  2. Watch visibility windows. Zillow and Apartments.com listings stay active for 21 days unless you confirm or refresh them, and Zillow's Premium boost lasts up to 90 days. Plan to renew or update.
  3. Keep applicant fees consistent. Different sites set different screening fees: Zillow $40, Apartments.com $32 plus tax (per its help center), TurboTenant $45–$55. Some states cap these. See best tenant screening services.
  4. Follow fair housing rules in your listing text. Describe the unit and the terms, not the kind of tenant you want.

Writing a listing that gets responses

Whichever site you use, the same basics apply:

  • Lead with the facts renters filter on: rent, deposit, beds and baths, availability date, pets and parking. Missing details mean fewer matches in search filters.
  • Use good photos. Several sites, including Apartments.com's Premium package and Zumper's paid plans, let you add video or 3D tours, but clear daylight photos of every room matter most.
  • State your screening criteria and fee up front, in line with your state's rules, so applicants know what to expect.
  • Take the listing down when the unit is leased. Zillow and Apartments.com both ask you to confirm availability, and stale listings waste everyone's time.

What we didn't cover

Facebook Marketplace, Craigslist and local classifieds aren't in our catalog yet, so we haven't checked their current rules or fees.

How we checked

On October 28, 2026, we read the listing, pricing and help pages of Zillow Rental Manager, Apartments.com, Zumper, Rentler and Rentberry, and the syndication pages or help articles of Avail, TurboTenant, Innago, Stessa and Hemlane (linked under the second table). Where a vendor's own pages disagree, we say so. We haven't posted listings through these services for this guide, and we can't tell you which site brings the most applicants in your market. No vendor paid for placement.
