Baselane and Innago are both free for small landlords, but they do different jobs. Baselane is a banking and bookkeeping platform with rent collection and Schedule E reports. Innago is a free property management app with listings, screening, leases with e-signatures, maintenance tracking and rent collection.

Baselane is a financial technology company and is not an FDIC-insured bank.

Short answer: Choose Baselane if you want property bank accounts, automatic bookkeeping and Schedule E reports at $0, with no tenant ACH fee when rent lands in a Baselane account. Choose Innago if you want leases, e-signatures, listings and maintenance requests at $0 and a 1–2 business day payout. Many landlords could use both.

Best for:

  • Best for banking, books and Schedule E: Baselane Core, because all three are on its free plan.
  • Best for leases, listings and maintenance: Innago, because Baselane's pricing page doesn't list them.
  • Best for the fastest rent payout: Innago, at 1–2 business days against 5 on Baselane Core.
  • Best for zero tenant ACH fees: Baselane, when rent is deposited into a Baselane account.

We haven't used Baselane or Innago with our own rentals; this comparison is based on their public pricing, feature and help pages checked Oct 2026.

What it costs to collect rent

Neither charges a subscription at its free level, so the real cost is per-payment fees.

Baselane CoreInnago
Tenant ACH$2 (FAQ; the fee table shows $2–$5); waived when rent goes into a Baselane account; you can cover it$2; you can absorb it
Card3.49%, tenant-paid2.99%
Payout time5 business days (2 on Smart)1–2 business days; first payment and new funding sources held 3 days
Screening$24.99+$30–$35, +$10 for income verification; tenant-paid by default

Example: five tenants paying by ACH every month is 60 payments a year. On Innago that's $120 a year at $2 each, paid by tenants unless you absorb it. On Baselane it's $0 if you take rent into Baselane accounts, or $120 at the FAQ's $2 rate otherwise. That's our arithmetic from the published fees; card payments would add the percentage fees above.

What each one covers

Baselane Core (free) lists:

  • Unlimited checking and savings accounts with no minimum balance or monthly maintenance fee, through Thread Bank, Member FDIC
  • Visa debit cards with spend controls
  • Property-level income and expense tracking and a ledger that syncs outside accounts
  • Schedule E reports and an accountant tax package
  • Rent invoices, reminders, late fees, a tenant portal and autopay
  • QuickBooks and Xero sync

Baselane Smart adds auto-tagging, balance sheets with automatic depreciation, receipt matching, 2-day deposits and shared access. Baselane's pricing page doesn't list leases, e-signatures, listings or maintenance requests.

Innago (free) lists:

  • Listings syndicated to Realtor.com, Zumper and Apartment List
  • Online applications and tenant screening
  • Leases with e-signatures
  • Online rent collection with a tenant portal
  • Maintenance request tracking
  • Expense tracking and reports, plus QuickBooks and Ledgre integrations

Innago says it's 100% free for landlords and has no paid tiers. It's US only. Its FAQ doesn't mention Schedule E reports or bank accounts of its own.

Bookkeeping and taxes

This is the clearest difference. Baselane builds books from your bank activity and produces Schedule E reports on the free plan. Innago tracks expenses and runs reports, and it connects to QuickBooks and Ledgre for fuller bookkeeping, but its FAQ doesn't name a Schedule E report.

If tax-time reporting is the main job, Baselane does more of it for free. If you already keep books elsewhere, Innago's gap matters less. See best rental property accounting software.

Leasing and day-to-day management

Innago covers the leasing side: listing a vacancy, taking applications, screening, signing a lease and tracking maintenance. Baselane's pricing page doesn't list those tools, so a Baselane-only landlord would need another app for listings, leases and repairs.

Both offer tenant screening. Baselane's fee table lists screening from $24.99. Innago charges $30–$35, plus $10 if you add income verification, and the applicant pays by default. Neither price is the whole picture, so compare what each report includes before you choose on screening alone.

Using both

Because they overlap mainly on rent collection, some landlords could run Innago for leasing and maintenance and use Baselane for banking and books. Innago's pages don't say whether it can pay out into a Baselane account in a way that triggers Baselane's waived ACH fee, so you'd pay Innago's tenant fees either way. Confirm with both companies before you set it up.

Which should you pick?

  • You want separate property bank accounts and automatic Schedule E: Baselane Core.
  • You want one free app for listings, screening, leases, rent and repairs: Innago.
  • Payout speed matters, for example a mortgage due soon after rent: Innago's 1–2 business days beats Baselane Core's 5.
  • You want a free leasing app with a paid upgrade to accounting: compare Innago vs TurboTenant.
  • You mainly want better books: compare Baselane vs Stessa.
