DoorLoop and Yardi Breeze both sell full property management software with owner accounting, but they price it very differently. DoorLoop publishes month-to-month and yearly rates with a monthly minimum. Yardi Breeze publishes a low per-unit rate and minimum, but only on an annual agreement.

Short answer: Yardi Breeze is cheaper on published prices: $1 per unit with a $100 monthly minimum, on an annual agreement. DoorLoop One costs $3.00 per unit with a $239 minimum month to month ($2.50 and $199 billed yearly). DoorLoop publishes its payment fees and offers month-to-month billing; Breeze's residential page doesn't list payment fees.

Best for:

  • Best for the lowest published price: Yardi Breeze, because $1 per unit with a $100 floor undercuts DoorLoop's minimum at every size.
  • Best for month-to-month billing and published fees: DoorLoop, because it lists monthly rates, ACH and screening fees on its pricing page.
  • Best for under about 10 units you manage yourself: neither; see landlord software by unit count.

Breeze prices are for residential portfolios. Yardi lists separate rates for commercial ($2 per unit, $200 minimum on Breeze) and other property types.

What each costs by portfolio size

Monthly subscription only, DoorLoop month to month first (yearly billing in parentheses). Yardi Breeze is annual-agreement pricing. Payment fees are extra.

UnitsDoorLoop OneDoorLoop ConnectYardi BreezeBreeze Premier
10$239 ($199)$359 ($299)$100$400
40$239 ($199)$359 ($299)$100$400
100$300 ($250)$480 ($400)$100$400
150$390 ($325)$720 ($600)$150$400

Our math: DoorLoop One is max($239, $3.00 × units) month to month, with $1.80 per unit above 100 ($199, $2.50 and $1.50 on yearly billing). Breeze is max($100, $1 × units), and Premier is max($400, $1 × units). Breeze Premier's "terms & minimums apply" means your quote may differ. We didn't find a published above-100 rate for DoorLoop Connect, so the 150-unit Connect figure uses its standard rate.

At 40 units, that's $2,868 a year on DoorLoop One month to month ($2,388 billed yearly) against $1,200 a year on Breeze.

Owner tools and features

Both are built for managers with owner clients, not just landlords managing their own rentals.

  • DoorLoop One includes owner statements and distributions, owner and tenant portals, 1099 forms, a vendor portal, QuickBooks Online sync, unlimited users and API access. Connect adds an AI Receptionist Agent, and Multiply adds Maintenance Ops and Lease Renewals agents.
  • Yardi Breeze lists owner reports by email or secure portal, pro rata owner statements, owner payments that keep reserve amounts, escrow and trust accounts, 1099 e-filing, maintenance requests and RentCafe.com listings. Premier adds customized owner financials, approval workflows and job costing.

If you manage for owners and want month-to-month billing with every fee published, DoorLoop is the one to price out. If the lowest subscription matters most and you're fine with an annual agreement, Yardi Breeze costs less at every size we checked.

Payment fees

DoorLoop's pricing page lists incoming ACH at $1.50 per payment on One and free on Connect and Multiply, with outgoing payments to vendors and owners free. Screening is $35. It doesn't state the card fee.

Yardi Breeze's residential pricing page says rent can be paid by ACH, debit and credit card, or in cash through PayNearMe, but it doesn't list what those cost. Ask for the fee schedule before you sign.

How we checked

On November 4, 2026, we read DoorLoop's pricing page (https://www.doorloop.com/pricing), including its monthly and yearly toggle values and its fee comparison table, and Yardi Breeze's residential pricing page (https://www.yardibreeze.com/pricing/). Unit-count costs are our own math. Neither vendor pays us for this page.
