Best Airbnb Cleaning Scheduling Software (2026): Turno vs Breezeway vs Hospitable

For most hosts with one to five listings, Turno is the place to start. It's free for one property, and free for any number of properties if you hire only its Marketplace cleaners. If you bring your own cleaners to two or more properties, it costs $10 per property per month.

If you already use Hospitable, its built-in cleaning tasks are included on every plan, even the free one. Breezeway is free for your first property, then starts at $19.99 per unit per month. It's built more for operators who also track maintenance and inspections.

Prices come from each vendor's own pages, checked October 28, 2026. We haven't tested these tools hands-on, and the order reflects fit for small hosts, not any referral payment.

About Breezeway at 3 properties: at the posted rate, 3 billed units would cost $59.97 a month. The page doesn't say whether the free first property carries over once you upgrade. It also shows "Starts at $19 / month" in one spot, and it mentions volume discounts at 5+ properties without listing them.

The picks

Turno: best for most small hosts

Turno does three things: it finds cleaners, schedules turnovers from your booking calendars, and pays cleaners. Its pricing page says:

• 1 property: free, with Marketplace cleaners or your own ("Non-Turno Teammates")
• 2+ properties, Marketplace cleaners only: free, with no property limit
• 2+ properties, Marketplace plus your own teammates: $10 per property per month, or $96 per property per year on annual billing (Turno says that saves 20%)

Only "billable" properties count toward the fee. A property is billable if it has an external teammate, meaning someone you invited who didn't come from the Marketplace. A property with only Marketplace teammates, or no teammates, isn't billable.

Other details:

• Trial: a 14-day free trial starts once you have two or more billable properties. After it ends, you can keep using Turno free if you remove your own teammates from the extra properties.
• Fees: the costs of services paid through Turno, plus platform fees, are extra. The page doesn't give the platform-fee amount.
• Features: auto-scheduling synced with your booking calendars, automatic cleaner payments, photo-guided checklists, inventory and maintenance tracking, and built-in translation
• Marketplace size: Turno claims 126K+ cleaners worldwide

Turno also says some channel-management partners come with a free Turno subscription under certain conditions. Lodgify's Ultimate plan lists one.

Best for: hosts who want help finding cleaners, or who already have a cleaner and run one listing.

Hospitable: best if it's already your channel manager

Hospitable is a full short-term rental platform, not just a cleaning tool, but its operations features cover the basics. Hospitable's llms.txt lists:

• Task management: automated cleaning, maintenance and turnover tasks, on all plans. Cleaners get task notifications by SMS or email without creating an account or installing an app.
• Cleaner marketplace: find, assign and pay vetted cleaners in Hospitable
• Team collaboration: unlimited cleaners, co-hosts and maintenance staff with role-based access, on all plans
• Cleaner payouts: 1.5% per clean on paid plans and 2.5% on the free Essentials plan, capped at US$5

So a host on free Essentials can schedule cleaners at no subscription cost. If they pay a $120 cleaning through Hospitable, the fee is $3 (2.5%). Paid plans start at $29 a month (Host). For plan details, see Hospitable pricing.

Breezeway: best for operations-heavy hosts

Breezeway is an operations platform for cleaning, maintenance and inspections. Its pricing page says:

• First property: free, with full access to the ops platform, checklists and a mobile app in 12+ languages, plus automatic cleaner scheduling and payment
• Operations: "$19.99/unit/month" for hosts with under 5 properties
• Larger plans: Operations Pro adds workflow automation, maintenance and work-order tracking, inventory, owner reporting and vendor management
• Add-ons: guest messaging, guidebooks, the Assist call center and the Concierge AI are priced à la carte

Breezeway's FAQ says pricing is per property, billed monthly, with volume discounts for 5+ properties. It points you to a product specialist for exact quotes.

Breezeway pulls reservations from 40+ property management systems, and from iCal links for Airbnb, Vrbo and others.

Best for: hosts who track inspections and maintenance as closely as cleaning, or who plan to grow.

Lodgify Ultimate: Turno included

If you're choosing a channel manager anyway, Lodgify's Ultimate plan ($68 a month for one property, billed yearly) lists a free Turno subscription. That's only worth it if you need Ultimate's other features. For one property, Turno is already free. See best short-term rental software.

How to choose

• One listing, have a cleaner: Turno (free) or Hospitable Essentials (free). Both can notify and pay your cleaner.
• One listing, need a cleaner: Turno's Marketplace. Searching is free, and hiring only Marketplace cleaners keeps it free at any size.
• 2–4 listings with your own cleaning team: Turno at $10 per billable property ($8 a month equivalent on annual billing) vs Breezeway at $19.99 per unit. Turno is cheaper on posted prices. Breezeway adds inspection and maintenance depth.
• Already on Hospitable: use its task tools before you pay for another app.

Whichever you pick, check how cleaners get paid. Turno's platform fees and Breezeway's payment terms aren't stated as amounts on their pricing pages. Hospitable's payout fee is 1.5% or 2.5%, capped at $5.
