We haven't used Buildium with our own rentals; this review is based on Buildium's public pricing and company pages checked Oct 2026.

Buildium is property management software for professional managers: owner portals, maintenance billing, staff time tracking, bank reconciliation, a resident portal and a lead marketplace. It's an established company owned by RealPage. Its pricing page shows only "starting at" prices, and per-payment fees on the entry plan can rival the subscription.

Short answer: Buildium is a legitimate, long-running platform: it says it was founded in 2004 and is now a RealPage company. It fits property managers with owners to report to, from Essential at $65 a month. Small self-managing landlords often pay more than they need, because prices are "starting at" and Essential charges $2.35 per incoming EFT.

Best for:

  • Best for managers who need owner portals and bank reconciliation: Buildium Essential, from $65 a month, because both are listed on the entry plan.
  • Best for managers who want live phone support: Buildium Growth, from $202 a month, because Essential gets ticket support only.
  • Best for larger managers who collect a lot of rent by ACH: Buildium Premium, from $420 a month, because incoming EFT is free for 12 months, then $0.60.
  • Best for 1–10 self-managed units: not Buildium; see the alternatives below.

Buildium at a glance

In short: Essential starts at $65 a month, Growth at $202 and Premium at $420, with a 14-day trial and no free plan. The page doesn't say how price rises with units. Every fee and worked example is in our Buildium pricing guide.

Buildium's pricing page shows no annual-billing discount. We reread it on Oct 29, 2026, and the plan prices and fees hadn't changed.

Is Buildium legit?

Based on its public pages, yes. These are Buildium's own statements, which we haven't independently verified:

  • History: Michael Monteiro and Dimitris Georgakopoulos bought their first rental in Providence, Rhode Island, in 2002 and started Buildium in 2004 to replace their spreadsheets.
  • Growth: it reports 5,000 customers in 2012 and more than 14,000 in 2017, the most recent customer count on its About page.
  • Funding and ownership: it announced a $65 million investment led by Sumeru Equity Partners in 2016. Its site footer now reads "Buildium, A RealPage Company," with RealPage's Richardson, Texas, address as global headquarters. The About page doesn't say when RealPage acquired it.
  • Support: ticket support and the Buildium Academy training library on every plan. Live phone support, Monday to Friday from 9 AM to 8 PM Eastern, comes with Growth and Premium.

We don't publish star ratings, so read independent user reviews before you commit.

What Buildium does, by plan

Essential lists listing syndication, applicant management, a marketing website, the resident portal with online payments and autopay, maintenance billing, bank reconciliation, an owners portal, standard and batched reports, and Buildium's AI help assistant.

Growth adds two-way email and text threads, staff calendars and time tracking, unit-turn automation, reporting and workflow automations, custom fields, performance analytics, Enhanced Screening at $20, lower eSignature and EFT fees, live phone support and required onboarding.

Premium adds Open API access, the Lumina AI Workforce (priced per account), a call hub, tour scheduling, included eSignatures and inspections, free incoming EFT for the first 12 months, Priority Support and up to $500 in All Property Management lead credit after your first lead purchase.

Add-ons on every plan: 1099 e-filing at $50 a batch plus $4.50 a form, remote check printing at $30 setup plus $1.50 a check, and the Showings Coordinator from $41 a month (plus a $25 setup fee on Essential).

Who Buildium fits

  • Property managers who report to owners. The owners portal and bank reconciliation are in the entry plan.
  • Managers who'd rather call than file tickets. Growth and Premium add live phone support, and Premium includes Priority Support.
  • Managers with many ACH payments at scale. On Premium, incoming EFT is free for the first year, then $0.60 a payment.

Who it doesn't fit

  • Small landlords who want a published total price. Buildium shows only starting prices, so your unit count needs a quote.
  • Landlords who'd absorb ACH fees on Essential. At 20 units, $2.35 per incoming EFT is $564 a year, close to the $780 yearly subscription.
  • Anyone who needs a Schedule E report. Buildium's pricing page doesn't list one; ask before you buy.
  • Landlords on a $0 budget. There's no free plan, only a 14-day trial with sample data.

Gaps and open questions

  • Unit-based pricing isn't published. The page says "starting at" for every plan.
  • Onboarding cost. It's required on Growth and Premium, with no price shown.
  • Fee payers. The page doesn't say whether EFT fees can be passed to tenants, or who pays the 2.99% card fee.
  • Company claims. Customer counts and the support statistics come from Buildium's own pages.

AppFolio CoreFrom $1.49/unit/moMinimum spend and a 50-unit minimum apply

Our take, based on public information

Buildium is a mature product built for management companies, and its published fee tables are detailed. What it doesn't publish is the number most buyers want: the subscription at their unit count. For a professional manager, that's a sales-call question worth asking. For a landlord with a few rentals, a flat-priced tool will usually cost less.

How we checked

On October 28, 2026, we read Buildium's pricing page, including its plan cards, fee tables, add-on list and FAQ. On October 29, 2026, we reread the pricing page, confirmed the prices hadn't changed and read Buildium's About page for company history. Prices for Rentec Direct, DoorLoop, Hemlane and AppFolio come from their own pricing pages, checked October 28. We don't publish star ratings, and Buildium doesn't pay us for this page.
