This roundup is for landlords with roughly 1 to 20 units who have decided to pay for software and want to know what a full year will cost. We price each paid plan at 5, 10 and 20 units from vendor pricing pages. If you want to stay at $0, see best free landlord software instead.

Short answer: For 1–20 units, TurboTenant Pro ($199 a year at 1–10 units, $399 at 11–30, billed yearly) and RentRedi ($29.95 month-to-month, $12 a month on the annual plan) are the cheapest full paid suites. Landlord Studio Pro suits bookkeeping-first owners. DoorLoop's $239 monthly minimum rarely pays off at this size.

Pricing checked Nov 4, 2026.

Best for:

  • Best for the lowest yearly cost at 1–10 units: TurboTenant Pro, $199 a year, with no tenant ACH fee on Pro.
  • Best for flat pricing as you grow toward 20 units: RentRedi, the same price at any unit count.
  • Best for bookkeeping and Schedule E reports: Landlord Studio Pro.
  • Best for owners who also manage for other owners: DoorLoop, if you need its owner portal and owner statements.

Yearly subscription cost at 5, 10 and 20 units

Subscription only, month-to-month where a vendor offers it. Transaction and screening fees are extra; many are paid by tenants or applicants.

Our math: Landlord Studio is $15 plus $1.20 for each unit above 3, per month. Hemlane is the $28 platform fee plus $2 per unit, per month. Rentec Pro is from $50/month; quote may be higher. DoorLoop's minimum applies until $3.00 per unit passes $239, which is at 80 units, so every landlord in this range pays the minimum.

Where DoorLoop fits, and where it doesn't

DoorLoop is a full property management suite, and its pricing page lists an owner portal, owner statements and 1099 tools. At 1–20 units, though, you always pay its $239 monthly minimum ($199 on yearly billing), which works out to $11.95 per unit a month at 20 units, month-to-month. For a landlord managing only their own rentals, TurboTenant, RentRedi or Landlord Studio covers rent collection, screening and maintenance requests for a fraction of that. DoorLoop makes more sense if you manage units for other owners and need those owner-facing features now, or if you plan to grow well past this range. See DoorLoop pricing for the full plan breakdown.

How to choose

  • Add up the subscription at your unit count today and at the count you expect in two years.
  • Check who pays ACH and card fees. On TurboTenant, the ACH fee is charged to renters on the Free plan and waived on Pro.
  • If bookkeeping matters most, compare Schedule E and bank-feed features; Landlord Studio and TurboTenant list Schedule E reports on their pricing pages.
  • Watch unit caps: Rentec Starter is for 10 or fewer properties, and TurboTenant's price steps up at 11 units.

How we checked

On November 4, 2026, we read the pricing pages of TurboTenant, RentRedi, Landlord Studio, Rentec Direct, Hemlane, Avail and DoorLoop, including monthly and yearly toggles where offered. Yearly costs above are our own math from those prices. We did not use the software for this roundup and have no traffic or customer data behind these picks; the ranking is based on published price and listed features only.

FAQ

What is the cheapest paid property management software for 10 units?

On Nov 4, 2026 prices, RentRedi's annual plan ($144 a year) and TurboTenant Pro ($199 a year, billed yearly) were the cheapest paid options here. Month-to-month, Landlord Studio Pro costs $280.80 a year at 10 units. Fees paid by tenants are extra.

Is DoorLoop worth it for a small landlord?

For landlords managing only their own 1–20 units, usually not on price, because the $239 monthly minimum applies until 80 units. It can make sense if you manage for other owners and need its owner portal and owner statements. Compare it against the yearly costs above before you commit.

Do these tools charge per unit?

Some do and some don't. RentRedi is flat, TurboTenant prices in unit bands, and Landlord Studio, Hemlane, Avail and DoorLoop add a per-unit charge or minimum. That's why the cheapest tool can change between 5 and 20 units.

How is this different from your unit-count guide?

Landlord software by unit count picks one tool per size bracket, free plans included. This page covers only paid suites across 1–20 units and shows a full yearly cost table.
